摘要

随着市场竞争的日趋激烈和人们对合作共赢认识的提高,现代企业越来越强

调团队建设,以提高工作效率,获取最大收益。但原先一些旧的团队管理模式已

逐渐显露出其弊端,不能适应新形势下高绩效团队的建设。同时,虽然国外在团

队建设方面有很多理论可以借鉴,但是并不适合中国国情,尤其是在中国房地产

行业,具有中国特色,需要从理论和实践两个方面构建全新的适合中国房地产行

业的高绩效团队管理新模式。

本文从国内外关于团队建设和房地卢营销代理的研宂现状出发,以团队管理

理论和房地产营销代理理论构成的理论分析框架为基础,以青岛同策房产营销策

划有限公司为例,利用对比分析、SWOT分析、实证分析等方法和技术,综合运用

多学科知识,对“青岛房地产营销代理公司高绩效团队建设”进行研宄。深入挖

掘制约企业发展在团队建设方面存在的关键因素,借鉴它们在团队建设方面的可

取之处,并结合理论研宄,提出此类公司'构建高绩效团队的对策,以期为此类企

业构建高绩效团队提供帮助。

本文的研宄以国外主流团队管理理论为基础,结合国内在房地产营销代理和

团队管理方面所做的研宄,继而构建起本文的理论分析框架,进一步丰富和发展

了团队管理理论,拓宽了团队管理的研宄领域。

本文从房地产营销代理公司的角度研宂高绩效团队建设,通过青岛地区房地

产营销代理公司的行业对比分析,提出构建此类公司高绩效团队的具体对策,可

以为指导此类公司的高绩效团队构建提供有价值的借鉴和参考。

A STUDY ON THE DEVELOPMENT OF

HIGH-EFFICIENCY TEAMS FOR REAL ESTATE

MARKETING AGENT COMPANIES rN QINGDAO

——A CASE STUDY OF TOSPUR QINGDAO

ABSTRACT

With the increasingly fierce competition of the market and the increasing

cooperation awareness of people, modern enterprises attach increasingly more

importance to the development of teams to improve efficiency and gain maximum

f

profits. However,some previous team management modes have gradually exposed

their disadvantages and can hardly adapt to the development of high-efficiency teams

under the new situation. At the same time, many foreign theories in team development

provide references for us, but they do not fit the condition of China, especially in real

estate industry with its Chinese characteristics. The industry needs new high-efficiency

team management mode in theory and practice to adapt new circumstances of Chinese

real estate industry.

Starting from current research at home and abroad on team development and real

estate marketing agent, based on an analytical frame consisting of team management

theories and real estate marketing agent theories, through a case study of TOSPUR

Qingdao, using methods such as comparison analysis, SWOT analysis,case study,

integrating knowledge of various disciplines, this article conducts a study on tfcthe

Development of High-efficiency Teams for Real Estate Marketing Agent Companies in

Qingdao”,deeply digs key factors in team development which constraint the

development of enterprises, learns from their credits in team development, and

proposes strategics to similar companies in developing high-cfilciency teams as

assistance.

Based on prevailing foreign team management theories, combing domestic

researches on real estate marketing agent and team management, this study builds its

theoretical analysis frame, enriches and develops team management theories, and

broadens the research scope of team management.

From the perspective of real estate marketing agent companies, the article

researches on the development of high-elTicicncy teams and presents specific

countermcasures for building high-efficiency teams of these companies through

comparison analysis of the industry, which provides valuable references for guiding

similar companies to develop their high-efficiency teams.
