摘要
近年来我国经济蓬勃发展,房地产为中国经济的发展作出了重要贡献。房地产是中
国经济发展的支柱行业,在前期阶段涌入的大量资金,造就了房地产行业的繁荣,房地
产行业也从朝阳行业迈入了稳步发展的行业阶段。近几年政府不断出台购房的政策和降
低购房贷款,避免资金大量涌入房地产行业,导致经济风险。从中可以看出房地产行业
必须从以量取胜到以质取胜的转变。今年大部分的房地产小企业倒闭,大型的房地产公
司也面临资金紧张和融资困难的问题,项目因为资金的原因暂缓施工,公司大量裁员,
造成了严重的社会问题。大部分企业从银行融资拿地后,大规模地开发项目,存在多个
项目同时开工,项目工期较长,销售部不能快速回笼资金,疫情突然来临,这些风险因
素对房地产行业造成了重大影响。部分企业不具备良好的风险管理模式,企业资金短缺,
没有做好风险来临前的准备。
为了让房地产企业更好了解公司开发项目的风险,本文选取了 DC房地产公司 S项
目作为案例,分析在项目开发过程中遇到的各种问题,通过具体的分析和研究,可以提
高房地产相关企业对房地产风险管理的重视。本文从风险管理研究的角度入手,研究相
关文献,采取实地踏勘 S项目的方式,采访房地产行业权威的风险管理专家、企业高层
的管理人员和相关从业者人员,深入研究 DC房地产公司 S项目的风险问题。本文主要
分为以下几个部分:
首先对国内外风险管理的研究背景、研究目的、意义及国内外研究动态进行了简
要的介绍,阐述了相关领域已有的研究成果;其次对风险管理概念与理论基础进行阐
述,理论基础是项目的研究基础,主要内容包括项目管理相关理论、项目风险管理的
主要内容和房地产项目风险管理理论;以 S项目为例,对项目进行研究,通过对项目
风险因素的识别,运用层次分析法对风险因素进行评估,再次针对 S项目存在的问题,
提出了相应的风险控制策略。最后是项目风险管理研究的结论及展望,对房地产项目
的相关风险管理提出了建议,希望能为房地产相关领域作出参考。

Abstract
In recent years, China's economy has been booming, and real estate has made important
contributions to the development of China's economy. The real estate industry is the pillar
industry of China's economic development. The influx of large amounts of capital in the early
stage has created the prosperity of the real estate industry, and the real estate industry has
entered the stage of steady development from the sunrise industry. In recent years, the
government has continuously introduced policies for house purchase and reduced the loan for
house purchase to avoid the massive influx of capital into the real estate industry, resulting in
economic risks. It can be seen that the real estate industry must win the change from quantity
to quality. This year, most of the small real estate enterprises closed down, and large real
estate companies are also facing the problem of capital shortage and financing difficulties.
The construction of projects has been postponed due to financial reasons, and the company
has laid off a large number of employees, causing serious social problems. After acquiring
land from banks, most enterprises develop large-scale projects. Many projects are started at
the same time, the project duration is long, the sales department cannot quickly withdraw
funds, and the epidemic suddenly approaches. These risk factors have a significant impact on
the real estate industry. Some enterprises do not have a good risk management model, lack of
funds, not ready for the advent of risks.
In order to make real estate enterprises better understand the risks of the company's
development projects, this paper selected THE S project of DC Real Estate Company as a
case to analyze various problems encountered in the process of project development. Through
specific analysis and research, real estate related enterprises can improve their attention to real
estate risk management. Starting from the perspective of risk management research, this paper
studied relevant literature, interviewed authoritative risk management experts in the real estate
industry, senior management personnel of enterprises and relevant practitioners by field
survey of S project, and deeply studied the risk problems of DC Real estate company S
project. This paper is mainly divided into the following parts:
Firstly, the research background, research purpose, significance and research trends of
risk management at home and abroad are briefly introduced, and the existing research results
in related fields are described. Secondly, the concept and theoretical basis of risk management
are described. The theoretical basis is the research basis of the project. The main content
includes the relevant theories of project management, the main content of project risk
