I 摘要 随着我国经济的不断发展,在进行个人住房按揭贷款的过程中可以采用房屋 来进行抵押担保。在绝大多数情况下,人们通常将房地产贷款形式看做成为一种 风险最小的贷款方式。在最近几年的发展过程中,我国房地产交易市场出现了前 所未有的火爆现象,我国各个地区的房价也在不断的飙升,与此同时,我国相继 出台了一系列有关于房贷利率的政策,在一些政策的引导下我国商业银行对房地 产业的发展也起到了决定性作用。伴随着我国房价的不断发展,出现了大批量的 投资者进行购房,房贷的数量越来越多,已经成为了银行的主要贷款业务,这就 间接的导致了很大一部分的市场风险以及房产泡沫风险转嫁给了银行。所以,在 目前形势下,我国商业银行必须要对房贷的风险有一个新的认识,并采取新的措 施来有效防止房地产贷款所带来的风险,这不仅关乎到了我国商业银行自身的利 益,同时也关乎到了我国经济的一个良性发展。在本次论文的研究过程中,主要 针对于个人住房按揭贷款风险管理进行研究,本文不仅从理论的角度分析了住房 按揭贷款风险管理,同时以农商行-M支行为例,从实践的角度来对目前我国房 贷形势下的风险管理进行分析。本次论文的研究不仅具有一定的实际意义同时还 能够推广到其他商业银行,使其对目前形势下的住房按揭贷款风险问题进行有效 控制。 在本次论文的研究过程中,主要针对于个人住房按揭贷款风险管理展开研究, 基于C农商行M支行的业务特点,通过理论分析总结出C农商行M支行在个人住 房按揭贷款过程中所存在的一些列问题,并对其产生的原因进行分析,从而提出 相应的解决对策,进一步提高整个C农商行在个人住房按揭贷款业务方面的风险 把控。在进行个人住房按揭贷款的过程中,所需要把握的风险点有很多,本文主 要针对该业务过程中较容易出现的风险点进行分析,与实际案例相结合,提出了 具有创新性的建议,即建议C农商行需要和其他银行组成风险管理联盟,从而对 住房按揭贷款风险管理进行相对的统一。除此之外,本文基于C农商行M支行所 存在的一系列问题,提出了一系列整改对策,这些政策同样可以应用在其他支行, 能够有效的提高C农商行个人住房按揭贷款的风险管理水平。本次论文的研究, 在当今国家宏观政策调控下具有很好的时效性以及借鉴意义。 关键词:C农商行 信贷风险管理 存在的问题 策略分析 Abstract II Abstract With the continuous development of China's economy, housing can be used for mortgage guarantee in the process of loans to banks. In most cases, people usually regard the form of real estate loan as a kind of loan with the least risk. In the process of development in recent years, China's real estate trading market has appeared unprecedented hot phenomenon, the prices of various regions in China are also soaring, at the same time, China has issued a series of policies on mortgage interest rate, under the guidance of some policies, China's commercial banks have also played a decisive role in the development of the real estate industry. With the continuous development of housing prices in China, a large number of investors are buying houses, and the number of mortgage loans is increasing. It has become the main lending business of banks. This indirectly leads to a large part of market risk and the risk of real estate bubble transferred to banks. Therefore, in the current situation, China's commercial banks must have a new understanding of the risk of housing loans, and take corresponding new measures to effectively prevent the risks brought about by real estate loans, which not only concerns the interests of China's commercial banks, but also relates to the healthy development of China's economy. In the research process of this paper, we really need to study the risk management of housing mortgage loan. In the process of this study, we not only analyze the risk management of housing mortgage loan from the theoretical point of view, but also analyze the risk management under the current situation of housing loan in China from the Perspective of practice by taking the rural commercial bank-m branch behavior as an example. The research of this paper not only has certain practical significance, but also can be extended to other commercial banks to effectively control the housing mortgage loan risk under the current situation. In the research process of this paper, mainly for the risk management of personal housing loans, based on the business characteristics of N rural commercial bank, through theoretical analysis to summarize some problems existing in the process of personal housing mortgage loan of rural commercial bank-m branch, and analyze the causes, so as to put forward corresponding countermeasures to further improve the whole system The risk control of rural commercial bank in business reform. In the process of housing mortgage loan, there are many risk points that need to be grasped. This paper mainly analyzes the risk points which are easy to appear in the business Abstract III process. Combining with the actual case, it puts forward innovative suggestions, that is, the rural commercial bank needs to form a risk management alliance with other banks, so as to make a relatively unified risk management of housing mortgage loan One. In addition, based on a series of problems existing in M branch of rural commercial bank, this paper puts forward a series of rectification countermeasures. These policies can also be applied to other branches, which can effectively improve the risk management level of individual housing mortgage loan of rural commercial bank.
