本文针对 SOC 建筑公司的特点，选取成都城中汇项目以及重
庆企业天地 B12-1 项目实践为研究案例，研究建筑工程项目“集成化
服务”模式的特点及优缺点，提出了相应的改进措施，旨在提高企业
的项目管理有效性和可持续竞争力。主要内容如下：
（1）工程项目管理模式概述。梳理国内外建筑工程项目管理模
式的发展现状，发掘现有研究的不足之处
（2）SOC 公司概述及其特点介绍。介绍 SOC 公司性质、组织结
构、规模以及公司特点，厘清 SOC 公司与其他同类型公司的主要区
别，总结 SOC 公司施工总承包模式、工程总承包模式阶段的不足之
处，为探索一种适合企业自身发展的新模式做铺垫
（3）案例分析。本文选用成都城中汇项目和重庆 B12-1 项目
两个工程实践为研究案例，分析“端头集成化”和“端后集成化”两类“集成化服务”模式的特点：前者体现了端头集成化管理理念，侧
重于“开发—实施—运行—服务”集成化模式中开发、实施、运行特
点；后者体现了服务型理念，侧重于“开发—实施—运行—服务”集
成化模式中端后延伸服务
（4）“集成化服务”模式的应用效果综合评价。结合实际应用
情况，对该模式进行了效果综合评价，比较分析管理模式间的优劣，
提出了该模式的适用范围和实施建议

SOC COMPANY
ABSTRACT
The construction industry is the pillar industry of national
economy in China. However, from the point of industry development
stage in China's construction industry, it still stays in the labor-intensive
industry stage. Construction enterprises are competing in a heterogeneous
business resulting in excessive competition in construction market and
even malignant competition situation. In addition, construction
enterprises’ efficiency is low in China, even struggling for survivals. With
the wide application of modern science and technology and increasingly
complicated project, high-tech and high value-added production methods
have been incorporated in the construction process of modern project.
The traditional organization form, operation mode cannot meet the
requirement of modern development. Construction enterprise’s project
management pattern must seek for the appropriate fundamental change to
get sustainable capabilities.
This paper is conditional on the situation of our country and theexisting research results. It defines the construction enterprise supporting
building enterprise concept according to the characteristics of the SOC
enterprise. What’s more, it analyzes the characteristics of supporting
building enterprise. With domestic and international engineering project
management pattern and modern engineering project management mode
as the theoretical basis, we analyzed the case in project Chongqing
Enterprise CBD B12-1 and Chengdu Zhonghui in Matrix evaluation
method, and conclude the characteristics, merit and demerit of
“Integrate-construct-manage- serve” pattern. We proposed a series of
improvement measures adapting to enterprise development to improve
the efficiency of enterprise project management, and to get sustainable
development. The main contents are as follows：
(1) Introduction of SOC Company. Introduces properties, enterpr
ise culture, organizational structure, scale and so on. To clarify the
primary difference between SOC with other types of companies, to
explore a new mode for the development of the enterprise itself.
(2) Overview of project management mode. Combing the domestic
and foreign development status of construction engineering project
management mode, Summary SOC Company of construction general
contracting mode and engineering general contracting mode. Emphasis
on model application background, the deformation process,
characteristics, and the requirements of the relevant units.(3) Case analysis. Use case study method to analyze the pattern
used in Chengdu Zhonggui and Chongqing B12-1.
(4) Evaluate the application effect of integrated service model
comprehensive evaluation. Combined with application of the fuzzy
comprehensive evaluation on the model, we compared the differences
among different patterns. We delineate the scope of application of the
model and suggestion.
