Abstract
TESCO Property China acquired 20 sites for its Lifespace Shopping Mall before 2009
but only 9 among them have been opened so far with low earning ability. The personnel
fluctuation in the recent one year and conjectures about it are reported frequently. Many
experts made their answers and analysis to the questions about the company, like how
TESCO Group will adjust the strategy of TESCO Property China, whether Lifespace may
be closed, whether there will be new changes to the development of Lifespace, and
whether there will be any more personnel fluctuations in this company.
Based on strategy management theory, the paper makes a whole research for the
macro-environment including environments of politics & legal, economics, society &
culture and tech development for TESCO Property China with PEST analysis model, and
the development status and the competition situation of shopping mall market in China
with Michael E.Porter s five-force model, using normative analysis and model analysis.
The paper also analyses the strengths and weaknesses the company possesses, and the
opportunities and threats it faces currently with SWOT model. The value chain analysis
model is used to analyze the internal problems of the company. And the paper intends to
help TESCP Property China deal with the internal management crisis and make a strategy
of sustainable development for it.
The paper can propose some suggestions for the foreign and local retail companies
who intend to enter into the commercial real estate industry of China and how they can
enter in.
