摘要
近年来,随着我国经济水平的发展,在宏观政策调控及金融市场推助等因素影响
下,我国房地产行业得到了迅猛的发展。苏州地区房价经历了三轮主要上涨之后,在
2016 年初又一次大幅上涨,在 2016 年底,因限购限贷政策,房价总体走稳,前期涨
幅较大的区域甚至出现了下跌。在当前我国经济增速整体放缓的大环境下,房地产市
场未来的发展趋势复杂多变

我国商业银行个人住房抵押贷款业务随着房地产市场的壮大而快速发展,是各大
商业银行个金板块中绝对的主力产品,在各大商业银行贷款余额总量中占比普遍达到
30%以上。是我国商业银行非常重要的贷款产品。但个人住房抵押贷款因期限长、数
量大,风险分散而多样,导致风险管理难度较大,虽然我国商业银行风险管理理论发
展很快,但商业银行在个人住房抵押贷款业务全流程各环节的风险管理实际工作中仍
存在许多不足,房地产市场表现良好时,风险暴露不大,在当前房地产市场未来发展
趋势不明的情况下,加强商业银行风险管理能力就显得重要而紧迫

本文以 B 银行苏州分行个人住房抵押贷款业务为研究对象,根据商业银行主要风
险理论及 B 银行苏州分行个人住房抵押贷款业务实际情况,通过数据分析、案例分析
等方法,对 B 银行苏州分行个人住房抵押贷款业务在信用风险、操作风险和抵押物风
险方面的管理现状和存在的问题进行了分析,并从风险管理基本原则、风险管理流程
与机制、风险管理具体措施方面提出了比较有针对性的改进提高的建议。希望能够对
B 银行苏州分行提高个人住房抵押贷款业务风险管理综合能力有所裨益,同时对我国
商业银行强化个人住房抵押贷款风险管理起到一定的借鉴作用

Research on Risk Management of Personal Housing
Mortgage Loan in B Bank Suzhou Branch
Abstract
In recent years, with the development of China&39;s economic level, under the factors of
macro-control and financial market, China&39;s real estate industry has been a rapid
development. After three rounds of major rises in prices in Suzhou, prices rose sharply in
early 2016. At the end of 2016, because of purchasing policy, house prices generally
stabilized. In areas where prices have risen more in earlier period, they have fallen. In the
large environment of the overall slowdown of China&39;s economic growth, the future
development trend of real estate market is complex and changeable.
With the development of real estate market, the personal housing mortgage loan
business of commercial bank of China develops rapidly, which is the absolute main
product of personal financial business of every commercial bank, and accounts for more
than 30 % in the total loan balance of major commercial banks. It is a very important loan
product of the commercial bank of China. However, the risk management is very difficult
because of the long duration, large quantity, dispersed and diverse risks. Although the risk
management theory of commercial banks in China is developing quickly, there are still
many deficiencies in the risk management of personal housing mortgage loan business.
When the housing market is doing well, the risks are not very revealing. In the absence of
uncertain future trends in the real estate market, it is important and urgent to strengthen the
risk management ability of commercial banks.
In this paper, taking personal housing mortgage loan business of B bank Suzhou
branch as the research object, on the basis of the theory of the main risk of commercial
bank and actual situation of B bank Suzhou branch personal housing mortgage loan
business, through the methods of data analysis, case analysis, risk management present
situation and problems in credit risk, operational risk and collateral risk of B bank Suzhou
branch personal housing mortgage business are analyzed, and more targeted improvement
suggestions in the basic principles of risk management, risk management process and
mechanism, risk management measures are put forward. Hope that it can improve the
comprehensive ability of the risk management of personal housing mortgage loan business,III
and play a role in strengthening the risk management of personal housing mortgage loan in
commercial bank of China.
