HD地产蚌埠分公司员工离职倾向影响因素研究
摘要
改革开放至今,我国房地产行业经过几个重要阶段的发展,规模不断扩大,房地
产的市场一直都保持着较快的增长态势,即使经历了2020年的新冠疫情,国内房价也
仍然保持着上涨趋势,近几年更是几乎年年出现前所未有的高峰,甚至在一些二三线
城市,房价已经远远超过了合理水平。在诸多有利的影响条件下,房地产行业对人才
的需求量相当庞大,可以这么说,房地产行业目前的优秀人才十分短缺,并且这种情
况仍然在持续。而近年来国家政策对房地产行业的各种调控,使得房地产行业发展势
必会受限的同时也带来行业内部更加激烈的竞争,而想要在地产行业中立于不败之
地,必须牢牢把握和提升人才这一核心竞争力。我国房地产行业的员工离职率在我国
所有行业中高居于前列,人才的大量流失会使得地产人才结构不合理和队伍不稳定。
基于此,本文选题HD地产蚌埠分公司员工离职倾向影响因素研究,旨在研究探讨三线
城市中的房地产企业人才流失现状及离职原因并提出相关对策建议,以为公司能够更
好的留住人才做出贡献。
本文从人力资源角度出发,以HD地产蚌埠分公司的员工作为研究对象,针对
该公司员工流动性大、离职率高,部分在职员工部分离职倾向高等情况,通过介绍
一些国内外的研究理论,引入整个房地产行业目前的发展及行业人才离职率较高的
现状,再结合蚌埠项目的实际情况,从薪酬体制、激励机制、公司管理制度及个人
职业规划等主客观多方面原因进行研究,罗列出来相关的影响因素并加以描述和分
析。旨在通过对这些影响因素及影响程度的研究,以及收集当地员工的建设性意见,
对蚌埠本地项目在降低离职意愿、加强人才稳定性管理方面提出合理分配销售及理
财任务、完善薪酬体系和加强员工培训等可行性对策和建议,促使HD地产蚌埠分
公司保证团队稳定性、促进公司的可持续发展。

Under many favorable conditions, the demand for talents in the real estate industry is
huge. It can be said that there is a shortage of talents in the real estate industry, and this
situation is still continuing. In recent years, various national policies have regulated the
real estate industry, which will inevitably restrict the development of the real estate
industry, but also bring fiercer competition within the industry. If you want to remain

competitiveness of talents. The employee turnover rate in my country's real estate

Based on this, this article selects the topic of HD Real Estate Bengbu Branch's employee
turnover tendency influencing factors, and propose relevant countermeasures and
suggestions, so that the company can better retain talents. Contribute.
From the perspective of human resources, this article takes the employees of HD
Real Estate ’ s Bengbu branch as the research object. Aiming at the company ’ s high
employee turnover, high turnover rate, and high segregation tendency of some in-service
employees, this article introduces some domestic and foreign research theories. conduct

mechanism, company management system and personal career planning, and list the
