摘 要
北京市作为我国的政治、文化中心,每年吸引着大量人口进京生活。由于
经济水平的制约,来京人口多以租房代替买房来解决自身住房问题。但在诸多
因素影响下,现阶段的住房租赁市场无法满足其租房需求,有住房需要的承租
人在租房过程中常会遇到各类问题。因此,以机构化长租房为切入点,找出其
吸引承租人选择的优势和不足,为进一步完善北京市机构化长租房市场,解决
承租人住房需求,提供一些有益的启示。
本文从北京市机构化长租房市场的发展状况和问题入手,查阅相关资料分
析了其发展状况及对北京市机构化长租房的市场表现进行分析,结合其特有的
“管家”群体进行走访。通过预调研的形式,取得具体数据后对其中指标进行
筛选,以个体、经济、环境、房屋质量、服务六个要素构建出影响北京市机构
化长租房承租人选择的指标体系,而后根据修改的问卷重新进行发放调查,得
到具体数据后使用 SPSS软件进行 logistic回归分析。据研究结果表明,在北京
市机构化长租房市场中,所租房屋的内外环境、房间内部采光是否良好、公共
区域的清洁程度、机构收取租金的频率、房源附近的公共交通情况会对承租人
的机构化长租房选择产生正向影响;长租房运营机构对承租人的服务费用、房
租、通勤距离会对承租人的机构化长租房选择产生负影响。
结合定量分析的研究理论和北京市长租房市场现有问题,从品牌形象监
管、房屋属性监管、提升相关服务、改变经济和区位属性这四方面提出相对的
改善措施。在品牌形象监管方面,加强对长租房品牌的广告宣传,提高品牌知
名度,做好品牌营销,提升机构化长租房的品牌效应;在提升房屋属性方面,出
台长租房质量标准体系,并培育规范的长租房运营机构;在提升相关服务方
面,与服务公司签订长期协议联手,或增设一家专业服务机构提升长租房运营
机构服务水平;在规范长租房行业费用收取方面,制定相应的租金价格,减少
不合理收费方式,并推动住房租赁REITs建设;最后,要强化住房供应,充分
利用北京的地理位置优势,探索住房供应多元化的住房供应体制,以保障机构
化长租房承租人的各项权益,为切实配合北京市长租房规划提供一定参考。

Abstract
As the political and cultural center of China, Beijing attracts a large number of
people living in Beijing every year. Because of the restriction of economic level, most
of the people in Beijing solve their housing problems by renting instead of buying
houses. But under the influence of many factors, the long-term rental renters in Beijing
often encounter various problems in the process of renting, and the current housing
rental market can not meet their rental needs. Therefore, this paper tries to find out the
advantages and disadvantages of the institutional long-term rental housing in Beijing
in order to improve the institutional long-term rental housing market and solve the
housing demand of the tenants.
Based on the development status and problems of Beijing's institutionalized long
rental housing market, this paper analyzes the development status and market
performance of Beijing's institutionalized long rental housing market by referring to
relevant materials, and makes a visit to its unique "housekeeper" group, selects the
indicators after obtaining the specific data through pre-investigation, and constructs an
indicator system that influences Beijing's institutionalized long rental housing by six
factors, namely, individual, economy, environment, housing quality and service. Then
the survey was conducted again according to the revised questionnaire. After getting
the specific data, the logistic regression analysis was carried out by using the SPSS
software. It was found that in the Beijing mayor rental market, the internal and external
environment of the rented house, whether the lighting in the room was good, the
cleanliness of the public area, the frequency of collection of rents by the institution, the
public transportation situation near the housing source would have a positive impact on
the institutional long-term rental choice of the renter in Beijing; the service fee, rent
and commuting distance of the long-term rental operator would have a negative impact
on the institutional long-term rental choice of the renter in Beijing.
Based on the theory of quantitative analysis and the existing problems of Beijing
mayor's renting market, this paper puts forward some relative improvement measures
from four aspects. In terms of brand image supervision, it is imperative to strengthen
the advertising and publicity of long-term rental housing brands, improve brand
awareness, do a good job in brand marketing, and enhance the brand effect of
institutionalized long-term rental housing; in terms of improving the property nature of
housing, it is imperative to come out of the quality standard system for long-term rental
housing by the president, and cultivate standardized long-term rental housing operation
institutions; in terms of improving relevant services, it is imperative to sign a long-term
agreement with service companies, or establish a professional service agency to
improve the service level of long-term rental housing operation institutions; in terms of
regulating the collection of fees for the long-term rental housing industry, it is
imperative to formulate corresponding rental prices, reduce unreasonable charging
