I 摘要 中国的物业服务行业已走过了近40年的历程,随着物业服务行业市场的不 断发展,服务的范围不断扩大,但物业公司的盈利能力却逐渐萎缩。如何优化升 级商业模式来适应行业市场环境的变化,成为物业公司面临的课题。商业模式作 为从整体层面把握企业价值创造和利润获取的工具,根据市场发展和环境变化进 行适时优化将成为企业可持续发展的关键。基于价值链视角的商业模式优化,是 通过对企业自身价值链以及产业价值链进行系统分析,发现问题并解决问题的过 程,对物业公司进行商业模式优化具有重要的理论指导意义。 本文在商业模式和价值链相关理论研究的基础上,以物业公司为研究对象, 提炼出物业服务企业的价值链分析框架,并在价值链的视角下对A物业公司的 价值活动进行分析,研究企业在价值链上的活动对企业商业模式的影响,从而找 到商业模式中存在的问题,并针对性地提出优化策略。本文主要内容包括以下几 方面:第一,提出研究物业公司商业模式的背景、意义和研究内容;第二,通过 相关文献研究,发现物业公司商业模式与价值链理论各因素之间的契合点,为论 文的研究奠定理论基础;第三,以A物业公司为案例进行分析,介绍了A物业 公司的基本情况、行业宏观环境和A物业公司商业模式现状;第四,在价值链 视角下对A物业公司的价值活动进行分析,在价值链的视角下发现商业模式中 存在的问题;第五,结合A物业公司自身情况,提出符合A物业公司商业模式 中问题的优化目标和优化原则,并提出优化策略,使得论文的研究具有实践意 义;最后提出本文的结论与展望。 关 键 词:物业公司;商业模式;价值链 论文类型:研究类 选题来源:自选课题 ABSTRACT II ABSTRACT China's property service industry has gone through nearly 40 years. How to optimize and upgrade the business model to adapt to the changes of the industry market environment has become a problem faced by property companies. Business model as a tool to grasp the value creation and profit acquisition of an enterprise from the overall level, and timely optimization according to market development and environmental changes will become the key to the sustainable development of an enterprise. Based on the value chain perspective, business model optimization is the process of finding and solving problems through the systematic analysis of the enterprise's own value chain and industrial value chain, which has important theoretical significance for property companies to optimize business model. Based on the theoretical research of business model and value chain, this paper takes property company as the research object, abstracts the value chain analysis framework of property service enterprise, and analyzes the value activities of a property company from the perspective of value chain, studies the influence of the activities of the enterprise in the value chain on the business model of the enterprise, so as to find the problems existing in the business model, and aims at Put forward optimization strategy.
