在我国当今房地产行业高速发展的环境,常常出现因质量问题而导致的各种 安全问题;特别是一些大型房地产建设项目,因规模较大,质量要求高且时间周 期较长,需要大量的建设资源投入,使得项目在建设实施中存在诸多不确定因素。 如何采取科学、有效的管理方法和手段,灵活高效地解决房地产项目质量管理中 遇到的各种实际问题,成为了众多房地产企业面临的难题。因此立足于房地产的 实际情况,本文选取T房地产公司开发项目为研究对象,对该房地产公司开发项 目质量管理方面的问题进行诊断和分析,目的是把控全局,继而在整个项目建设 全生命周期中实现项目质量的保障,为T房地产公司开发项目全面开展项目建 设的实施提供参考。 本文以开发项目全面质量管理为研究方向,首先对T房地产公司开发项目概 况进行介绍,对公司开发项目质量管理进行分析,总结出T房地产公司开发项目 出现的质量问题;然后这些质量问题进行诊断分析,利用层次分析法进一步对该 公司项目的质量影响因素进行评价,找出T房地产公司开发项目质量问题的关 键影响因素;从事前、事中、事后全过程质量管理三个维度对T房地产公司开发 项目存在的质量影响因素,从人机料法环五个方面提出科学、合理有针对性的优 化策略及建议;最后,为确保优化策略的有效实施,制定配套的保障措施,保障 项目质量的预期目标的实现。 通过在T房地产公司开发项目质量管理中引用层次分析法对项目的全面质 量管理问题因素进行诊断和优化的实践证明,人机料法环五个维度的优化对策和 保障措施的建立,对T房地产公司开发项目质量管理的提升和改进都产生了积 极的影响。由此可以对越来越追求品质的房地产质量项目管理提供积极的指导和 借鉴作用。 关键词:房地产开发项目;全面质量管理;优化对策;层次分析法 II ABSTRACT In the environment of rapid development of real estate industry in China, various safety problems caused by quality problems often appear. In particular, some large real estate construction projects, due to their large scale, high quality requirements and long time cycle, need a large amount of construction resources investment, so there are many uncertain factors in the construction implementation of the project. How to adopt scientific and effective management methods and means to flexibly and efficiently solve various practical problems in the quality management of real estate projects has become a difficult problem faced by many real estate enterprises. So based on the actual situation of real estate, this article selects the T real estate company development project as the research object, the real estate company development projects on the issue of quality management diagnosis and analysis, the purpose is to control the global, which in turn is realized in whole life cycle of the whole project construction project quality safeguard, development project for T real estate company fully carry out the implementation of the project construction to provide the reference. Taking total quality management of development projects as the research direction, this paper first introduces the general situation of T Real estate Company's development projects, analyzes the quality management of the company's development projects, and summarizes the quality problems of T real estate company's development projects. Then these quality problems were diagnosed and analyzed, and analytic hierarchy process (AHP) was used to further evaluate the quality influencing factors of the company's project, so as to find out the key influencing factors of the quality problems of the development project of T Real estate Company. Engaged in the three dimensions of quality management before, during and after the whole process of the quality of the development project of T Real estate company, put forward scientific, reasonable and targeted optimization strategies and Suggestions from the five aspects of man-machine material method. Finally, in order to ensure the effective implementation of the optimization strategy, the supporting safeguard measures are formulated to ensure the realization of the expected goal of project quality. III By reference in T company real estate development project quality management analytic hierarchy process (ahp) to the project of total quality management factors in the diagnosis and optimization of practice has proved that the man-machine material method of the optimization countermeasures of the five dimensions and the establishment of safeguard measures for T real estate company has promoted the development of project quality management and improvement had a positive effect. Therefore, it can provide positive guidance and reference for the real estate quality project management which pursues quality more and more.
