长期以来，我国服务业大多为劳动密集型，习惯于高投入、高消耗、低产出的这种粗
放式经营方式，带来了严重的环境问题和自然资源的不断枯竭，这种传统的工业化模式已
经受到质疑，企业推行绿色管理成为企业自身生存与发展的迫切要求
本文基于绿色电梯维保在全球绿色发展战略下，对于电梯企业在社会责任体现，利润
机会及环境保护等方面的影响，提出绿色电梯维保的重要性。通过对绿色电梯维保在国内
外发展现状的研究，进一步探讨绿色电梯维保作为电梯企业的发展战略已成为趋势。针对
绿色维保作业管理分析，构建绿色维保管理模型系统。绿色维保管理模型系统将维保作业
管理与绿色管理数据进行整合，构建其模型体系，并完成模型与仿真平台建设，指导绿色
维保的建立和持续优化运行期间的管理，构建绿色维保数据库和管理信息平台，为企业的
绿色维保管理提供数据分析，实施方案，监测管理等用能。对于企业维保管理现状的绿色
评估，通过模型系统的建立，由之前的定性粗略分析到细致的量化分析。通过模型系统的
反复应用，使其本身因积累而逐渐优化，进而直接对绿色维保的建立和实施产生积极作用，
同时还对绿色维保实施的整个过程具有指导意义。本文还对电梯绿色维保成本分析及管理
进行了探究，通过对绿色维保实施中人工成本及材料成本构成及实际数据的分析，在员工
效率、人员配置、培训及评估三个方面阐述人工成本管理体系及方法；基于OTS 电梯公司
实际纸张成本及材料成本数据分析，提出材料成本控制建议。通过建立人工成本及材料成
本的管理体系，与绿色维保带来的效率提高充分结合，为企业搭建绿色维保成本节约的管
理及跟踪体系。最终，阐述实施绿色维保的途径和方法，基于绿色维保作业对环境的影响
因素及绿色指数评价体系，进一步探讨维保作业绿色改善机会，在远程监控、智能化系统
的应用、创新工艺的研发等几个方面进行论证。并基于目前智能化系统的应用以及OTS 电
梯公司在实施绿色维保过程中的实际应用详细阐述研发方案及实施方法
本文通过研究电梯维保绿色作业管理，为企业构建了基本管理体系与绿色管理模型，
较传统的维保管理，在绿色系统及数据模型构建及使用方面有了新的突破。旨在为企业实
际是实际应用提出电梯绿色维保模式及方法，具有较高的理论意义与实际应用价值

ABSTRACT
Most of China service industry has been labor intensive for a long term, used to be high
input, high consumption and low output in business operation practice. With more challenges on
the problems of the traditional industrialization and urbanization mode, green maintenance has
become an urgent demand of the enterprises for the development.
This article has presented the background and values of the research on green maintenance,
indicating the background of global green strategies, and its value on the social responsibilities,
profit increasing and environment protection. With further analysis on the future development
trend of green maintenance management, and study of the international status and conditions in
China, the paper further proposed the importance on green maintenance management research.
Then the green maintenance management model system has been developed in this paper,
combined with the management data and operation simulation, to provide data support and basic
guidance to the enterprises on green maintenance set up, implementation and monitor. In this
system, the green level assessment method has been built and proved, which delivered more
quantified analysis system compared with the traditional rough estimate method. With
continuous application and improvement, this green level assessment system will not only have
good effect on the initiate and implementation of the green maintenance, but also the whole life
of the green maintenance management system. On the third section of green maintenance cost
analysis and management, labor cost control has been presented through staff efficiency,
manpower allocation, training and assessment. Also the material cost control was proposed
regarding to the actual paper and material cost of OTS elevator company. With this cost control
system, the enterprise is able to track the efficiency improvement and cost saving result. In the
final part, the approach and methodology has been elaborated on the basis of the effect on the
environment and green level assessment, to further discuss the opportunities of green
maintenance on remote monitors, intelligent system, and new maintenance method. It was
especially explained in this section of the development and implementation on the current
intelligent system application and took OTS Company as an example.
This thesis is intended to state the green elevator maintenance system model and method for
the application of the elevator enterprises, which has theoretical significance and practical value,3
and breaks new management level of green elevator maintenance on systematical and qualified
management compared with the traditional management model.
