随着我国经济的向上增长,房地产业发展趋势也是逐年攀升,而且随着新闻的曝光
率,提到房地产大家都会想到高房价,这种房价的节节攀升为房地产的发展带来了较大
的影响,政府开始出台相关的政策限制房价的上涨,然而企业并没有因为房价的上涨获
取更多的利润,反而是房价的上涨加上严厉的宏观调控政策使得房地产企业的利润在缩
减,在这一背景下,笔者通过对房地产的供应商角度去分析房价上涨的一方面原因,本
研究以WK房地产公司湖北地区为例,分析其在湖北地区的供应商管理现状,指出存在
的问题,并有针对性的提出供应商的选择与评价方案,建立符合WK房地产实际的供应
商管理体系。
本研究主要以供应商管理理论以及供应量当中存在的关系理论为基础,通过理论与
实践结合的方式对WK房地产公司湖北地区供应商管理的现状进行分析。通过对WK湖北
地区公司的供应链管理存在的问题进行分析,找出问题存在的原因,提出科学的解决方
案设计,最终保证方案的实施落地。通过对文章的分析我们总结以下结论,WK房地产
公司湖北地区供应商管理存在的问题有以下几点:供应商合作关系中存在合作隐患、供
应商选择评价体系不健全、供应商质量管理体系不完整、不规范,监管不到位。通过对
问题的分析和原因的总结,本文提出了以下几点解决方案:建立完善的供应商资料库、
供应商资资格预审、供应商绩效考核、类供应商的分类管理等,最终本研究提出WK房
地产公司湖北地区供应商管理体系的优化方案的实施策略:明确责任并加强监管、加强
过程控制以实现精益经营、建立多样化供应商关系。
