太原钢铁集团有限公司作为全国的特大型钢铁联合企业和全球最大、技术装
备水平最高、品种规格最全的不锈钢企业,对于提高我国不锈钢产业国际竞争力
和集中度、推进我国不锈钢产业的结构调整都产生着深远而重大的影响。山西太
钢房地产开发有限公司作为太钢集团有限公司关注民生、推进和谐企业建设,实
现转型发展、多元化发展的重大举措而成立的独立子公司,其发展和出路将影响
到整个太钢集团有限公司乃至国有大型企业附属房地产业的发展和走向。
本文以山西太钢房地产开发有限公司这样一个国有大型企业所属的房地产
开发企业为实例,以战略管理理论为研究基础,运用 SWOT 分析、波士顿矩阵等
战略管理分析工具为研究手段,对山西太钢房地产开发有限公司运用 SWOT 分析
工具,从该公司的内部、外部环境进行战略分析,确定发展战略,作出战略选择,
最终确定公司借助目前太原市房地产开发的良好外部环境,发挥企业的自身优势
和可利用的一切资源,规避市场营销经验不足的劣势,在不同的时期分别选择产
品集中化战略、萎缩战略、联合发展战略、弥隙战略、一体化战略,近期以扩大
保障性住房建设和企业筹资的代政府建设项目作为房地产开发的主营方向,远期
以商业房地产开发作为主要发展方向,最终跻身一流的房地产开发企业。通过本
文的研究,对山西太钢房地产开发有限公司的发展提出了指导性的建议,为国有
大型企业附属房地产开发公司未来的发展提供了有益的借鉴。

ABSTRACT
With the acceleration of urbanization, the housing problem has become one of
the major problems facing the national economy. And the development of the real
estate industry exerts a profound impact on the resolution of this issue. Grasping the
status quo, seizing the future and exploring a road for real estate enterprises’
development road which matches Chinese characteristics are extremely important for
every real estate enterprise.
As a country's super-huge iron and steel conglomerate, the world's largest,
highest level of technological equipment and the most complete varieties and
specifications of stainless steel enterprise, the Co. Ltd. Taiyuan Iron and Steel Group
has a far-reaching and significant impact on improving the international
competitiveness and the concentration of the stainless steel industry in China and
promoting the structural adjustment of China's stainless steel industry. The Real Estate
Co., Ltd. TISCO is an independent subsidiary which is one of major initiatives taken
by Co., Ltd. Taiyuan Iron and Steel Group to pay attention to people's livelihood, to
promote the building of a harmonious enterprise as well as to realize transitional
development and diversified development. So its development and the way out will
affect the entire TISCO and even the subsidiary real estate of large state-owned
enterprises’ developments as well as directions.
The article takes Real Estate Co., Ltd. TISCO as an example, which is such a real
estate development company belonged to a large state-owned enterprises. This paper
takes the theory of strategic management as a basis of the research, applies SWOT
analysis, Boston Matrix and other strategic management analysis tools as the means of
the study to analyze Real Estate Development Co.,Ltd. Shanxi TISCO from the
company's internal and external environment. The analysis is aimed to determine the
development strategy, make strategic choices and ultimately play their own
advantages and all resources that can be used with the help of the Taiyuan real estate
development’s a favorable external environment. The enterprise can avoid the
disadvantage of deficient marketing experience, carry out the strategy of Product
focus, atrophy, joint development, remedy the market, integration and ultimately
become one of the leading real estate development enterprises which should take the
construction of affordable housing and construction projects on behalf of the
government raised by corporations as the short-term direction, as well as acommercial
real estate development as the long-term direction. Through this research,
guiding recommendations can be drawn for the development of the Real Estate
Development Co., Ltd. Shanxi TISCO and some useful references can also be
provided for the future development of real estate development subsidiary company
belonged to the large state-owned enterprise.
