随着中国城市化的迅猛发展，人员自由流动变得频繁，基层社区人员结构也发生
了深刻变化。与传统社区相比，现代社区多存在人口“碎片化”与异质性、关系松散
化、利益复杂化、群际关系对立化等特征，形成了一种紧张、对立、锱铢必较的基层
社会关系，这与美丽中国建设的目标背道而驰。基层社区是整个社会的细胞，是构建
社会主义和谐社会的根本。构建社会主义和谐社会,营造良好的社会生态，应当把构
建和谐社区作为重要切入点。而社区物业作为基层社区治理的重要力量，对化解基层
群众矛盾与冲突、缓和紧张对立关系有着重要作用。所以，研究社区物业对基层社会
生态的影响，将对基层紧张社会关系的改善、和谐社会的构建有着重要意义。
本文综合考虑了影响基层社会生态的一些重要因素，通过AHP层次分析法构建了
基层社会生态评价指标体系，具体包括环境健康、生活宜居、文明和谐、管理高效、
安全保障等五个准则层指标，20个指标层具体评价指标。再运用模糊综合评价法研
究社区物业管理对这些评价指标影响程度的隶属度，假定其影响程度得分、等级评定
标准，构建了社区物业管理对基层社会生态影响评价体系，并设定影响程度V值计算
公式。在构建评价体系基础上，以重庆S社区J物业项目为例开展实证研究，通过实
地调研、问卷调查获取相关指标原始数据，并对收集数据进行信效度检验，将数据带
入社区物业管理对基层社会生态影响评价体系，得到影响程度为Ⅱ级，属较大影响的
结论。最后，在研究、调查、分析的基础上，从社区物业服务企业视角提出改善基层
社会生态的策略建议。

With the rapid development of Urbanization in China, the free flow of people has
become frequent, and the personnel structure of grass-roots communities has also
undergone profound changes. Compared with traditional communities, modern
communities are mostly characterized by "fragmentation" and heterogeneity of population,
lax relations, complex interests, and antagonism of intergroup relations, forming a kind of
tension, confrontation, and particularity of grass-roots social relations, which runs counter
to the goal of building a Beautiful China. Basic-level community is the cell of the whole
society and the foundation of constructing socialist harmonious society. To construct a
harmonious socialist society and create a good social ecology, we should take the
construction of harmonious community as an important starting point. Community
property, as an important force of community governance at the grassroots level, plays an
important role in resolving conflicts and tensions among the masses. Therefore, the study
of the impact of community property on social ecology at the grassroots level will be of
great significance to the improvement of strained social relations at the grassroots level and
the construction of a harmonious society.
In this paper, some important factors affecting social ecology at grass-roots level are
considered comprehensively, and the evaluation index system of social ecology at
grass-roots level is constructed through AHP, which includes five criteria level indicators,
such as environmental health, livable life, civilized harmony, efficient management,
security and so on, and 20 indicators level specific evaluation indicators. Then, the fuzzy
comprehensive evaluation method is used to study the membership degree of the impact
degree of community property management on these evaluation indicators. The evaluation
system of the impact degree of community property management on grass-roots social
ecology is constructed by assuming the score and grade evaluation standard of the impact
degree, and the V value calculation formula of the impact degree is set up. Based on build
evaluation system, taking chongqing S community J property project as an example to
carry out the empirical study, through field investigation, questionnaire survey to obtain
relevant indicators of original data, and test reliability and validity of the collected data, the
data into the community property management of grass-roots social ecological impact
