随着我国居民人均收入的逐渐提高,对于商品住宅的需求日益旺盛,刺激了 我国房地产市场的高速发展。在这种市场背景下,社会各界对于房地产项目重视 程度越来越高,房地产项目管理的重要性凸显了出来,房地产企业也开始有意识 地改革房地产建设项目的质量管理模式。在过去房地产项目采用了粗放的质量管 理模式,往往要等到问题出现后才能采取补救措施,浪费了企业大量的资源,因 此现代的房地产企业希望通过科学的管理方法将项目质量防患于未然,以最少的 资源消耗达到最佳的质量管理效果。项目质量管理的技能与模式由此得到了房地 产项目领导者的重视,而学术界也在房地产行业与项目质量管理的结合上开展了 广泛的研究工作。 本文介绍了房地产项目质量管理的相关理论定义与发展动态,包括房地产项 目质量的概念介绍、房地产项目质量行业现状及管理需求、房地产项目质量管理 内涵以及国内外项目质量管理发展动态的综述,从而为本文接下来的研究工作提 供理论支持;随后本文介绍了兰州碧桂园公司的企业概况,阐述了公司现行项目 质量管理体系情况与现行项目质量职责划分情况,诊断分析了兰州碧桂园房地产 三期项目质量管理存在的问题及其原因,主要从质量问题管理因素、质量管理差 距与质量管理前瞻性上进行展开;其次本文提出了兰州碧桂园房地产三期项目质 量提升的设计方案,包括了项目质量提升设计总体目标、项目质量提升设计原则 及思路与项目质量提升方案设计;最后本文介绍了兰州碧桂园房地产三期项目质 量管理提升方案实施及保障措施,实施计划主要包括了设计过程质量管理、招标 及采购过程质量管理、施工过程质量管理与售后服务过程质量管理,实施保障措 施包括构建合适的管控模式、健全质量管理体系、强化与供应商的共赢机制、监 控的改进与优化与做好资金计划保障进度的均衡推进。 本文通过探讨兰州碧桂园房地产三期项目的质量管理提升方案,指出了解决 房地产项目质量管理问题的思路,为同类型的房地产建设项目提供研究借鉴,同 时也对房地产行业的发展做出了一定贡献。 关键词:项目质量,房地产,质量提升 MBA学位论文作者:李俊武兰州碧桂园房地产三期项目质量提升研究 II STUDYONQUALITYIMPROVEMENTOFLANZHOU COUNTRYGARDENREALESTATEPHASEIII PROJECT Abstract WiththegradualincreaseofthepercapitaincomeofChineseresidents,the demandforcommercialhousingisincreasing,whichstimulatestherapid developmentofChina'srealestatemarket.Underthismarketbackground,people fromallwalksoflifepaymoreandmoreattentiontorealestateprojects.The importanceofrealestateprojectmanagementishighlighted.Realestateenterprises alsobegintoconsciouslyreformthequalitymanagementmodelofrealestate constructionprojects.Inthepast,extensivequalitymanagementmodewasadoptedin realestateprojects,andremedialmeasurescouldnotbetakenuntilproblemsappeared, whichwastedalotofresourcesofenterprises.Therefore,modernrealestate enterpriseshopetopreventtheprojectqualityfromhappeningbyscientific managementmethodsandachievethebestqualitymanagementwiththeleast resourceconsumption.Rationaleffect.Theskillsandmodesofprojectquality managementhavereceivedtheattentionofrealestateprojectleaders,andacademia hasalsocarriedoutextensiveresearchworkonthecombinationofrealestateindustry andprojectqualitymanagement. Afterthat,thispaperintroducestheimplementationandsafeguardmeasuresofthe qualitymanagementpromotionschemeofLanzhouCountrygardenRealEstatePhase IIIProject.Theimplementationplanmainlyincludesthequalitymanagementof designprocess,biddingandprocurementprocess,constructionprocessquality managementandafter-salesserviceprocessqualitymanagement,andthe implementationofsafeguardmeasuresincludestheconstructionofappropriate managementandcontrol.Models,improvethequalitymanagementsystem, strengthenthewin-winmechanismwithsuppliers,improveandoptimizemonitoring, andmakeagoodbalancebetweentheprogressofcapitalplanningguarantee.
