Whilst there was no new completion in the luxury
apartment and serviced apartment sectors in
3Q10, three projects - Chateau De La Vie and
Palais De Fortune phase III in the Central Villas
submarket, and Longfor Fantastic Villa in the East
CBD submarket - were completed in the villa
sector during the quarter, adding 294 units of
luxury residential properties to the total stock. As
at end-3Q10, the total stock of the luxury
residential market amounted to 59,328 units, up
0.38% q-o-q. From a sales perspective, despite
luxury apartment projects of Xanadu and Imperial
Mansion in the CBD and Jianguomen submarkets
entering the market for pre-sales, supply of new
luxury residential properties was tight in the
locality, as some developers postponed their
project launching dates to the next quarter
because of marketing uncertainties.
