Market Overview市场概览
The central and local governments maintained
tightening policies on the housing market in
3Q10, including the reiteration of the housing
loan suspension to third home buyers and strict
controls on idle land and pre-sales management,
in order to continuously curb housing prices.
Consequently, the overall luxury residential sales
market was halted in this quarter. However,
it showed signs that sentiment in the luxury
residential market had turned positive, as
evidenced by the rebounding transaction volumes
of several projects and the stable average sales
prices. Under the collective impact of growing
leasing demand and tight existing stock, the
leasing market remained active in this quarter, as
forecast in our previous report, with the overall
vacancy rate declining and the average rent
escalating during the quarter.

Supply供应
Whilst there was no new completion in the luxury
apartment and serviced apartment sectors in
3Q10, three projects - Chateau De La Vie and
Palais De Fortune phase III in the Central Villas
submarket, and Longfor Fantastic Villa in the East
CBD submarket - were completed in the villa
sector during the quarter, adding 294 units of
luxury residential properties to the total stock. As
at end-3Q10, the total stock of the luxury
residential market amounted to 59,328 units, up
0.38% q-o-q. From a sales perspective, despite
luxury apartment projects of Xanadu and Imperial
Mansion in the CBD and Jianguomen submarkets
entering the market for pre-sales, supply of new
luxury residential properties was tight in the
locality, as some developers postponed their
project launching dates to the next quarter
because of marketing uncertainties.
