摘 要
财务战略是财务管理重要的组成部分，对企业的生存与发展影响
非常深远。最近十几年，我国房地产行业经历了黄金发展时期，房地
产行业取得了长足的发展，不过也伴随着竞争日益激烈的特征。在这
种背景下，财务战略逐渐被房地产企业所重视。面对国家宏观调控政
策冲击和大型房地产企业竞争的影响，中小型房地产企业制定和实施
有效地财务战略，提高自身的竞争力，促进企业健康、长期发展变得
至关重要
文章在财务战略相关理论知识的基础上，分析了 MD 房地产开发
公司的宏观环境、竞争环境和财务现状，以此选择适合公司的财务战
略，帮助解决财务管理中的相关问题。针对文章内容，文章采取了理
论与实践结合分析方法、归纳分析法以及定量分析法等分析方法
首先，对财务战略管理的发展概况和相关理论进行阐述；其次，
以 MD 房地产开发公司作为研究对象，采用波特五力模型分析法、PEST
分析法、SWOT 分析方法对该公司财务战略实施面临的外部环境和近
年来财务情况进行了分析，指出了该房地产公司财务战略管理方面存
在的主要问题，为公司制定财务战略奠定基础；再根据公司战略目标
以及财务战略具体目标制定出公司的筹资、投资、收益分配战略；最
后，为保障财务战略的顺利实施，结合公司财务战略存在的具体问题
以及公司财务战略实施可能出现的问题,从增强企业员工的财务意
识；建立财务控制体系；完善公司财务指标评价体系；完善公司激励II
机制；加强公司战略实施的整合性等方面提出保障措施

ABSTRACT
There is no doubt that the financial strategy is an important part of
financial management, the survival and development of enterprises is
very far-reaching. In recent years, China's real estate industry has
experienced the gold development period; the development of the real
estate industry has made great strides, but also with the characteristics of
the competition is becoming more and more incentive. In this context,
financial strategy is important for real estate enterprises. In the face of the
impact of the national macro-control policies and the competition of
large-scale real estate enterprises, small and medium-sized real estate
enterprises have become important in formulating and implementing
effective financial strategies, improving their competitiveness and
promoting their healthy and long-term development.
The article in the financial strategy, on the basis of relevant
theoretical knowledge, analyzes the MD real estate development
company's macro environment, competitive environment and financial
situation, to choose to suit the company's financial strategy, help to solve
the related problems in financial management. According to the article
content, the article adopted the method combining theory and practice
analysis, inductive analysis and quantitative analysis and other analysis

1.1 选题背景
20 世纪，财务管理理论取得了前所未有的发展，其中财务管理理论与战略
管理的结合，推动了财务战略管理思想的形成。财务战略管理思想将战略思想应
用于财务管理中，大大丰富了战略管理理论体系。财务战略管理思想要求企业应
该从企业战略的角度出发，通过详细分析企业内外部环境，选择和实施合适的财
务战略。这样的财务战略可以让企业更好地抓住发展机会，规避环境风险，扩大
