摘 要
随着全球经济一体化的迅速发展,国内外企业对外包服务的需求也不断扩大。服务
外包是企业减少固定资产投入、降低运营成本、提高服务质量、提高风险管控能力、提
升客户满意度以及增强核心竞争力的有效营运方式。服务外包的实质在于运用劳动分工
和资源分配的原理,将企业的资源集中于自己的核心部门,而将非核心的业务外包出去,
这样以来可以通过有效地利用外在资源,保证企业的资源集中应用于发展企业本身的核
心技术和核心业务,继而最大程度上保证企业的核心竞争力。
近年来,设施管理服务外包的概念和模式越来越为人们所熟知,而本论文中所研究
的综合设施管理服务外包更是一种逐渐升温的服务外包模式,它是建立在设施管理服务
外包基础上的一种业务综合型服务外包,它不仅包含了企业的设备、设施的维修维护和
保养服务,也包含了企业的员工后勤保障服务、健康安全环境保护以及安保等一系列软
性服务的综合外包服务,并且这,综合设施管理服务外包的规模和范围日渐扩大。
本文先是对服务外包的基本理论、企业核心竞争力理论、价值链理论、企业资源论、
委托代理理论以及综合设施管理服务外包的优势和特征进行了系统性的研究和分析,通
过结合DI半导体公司综合设施管理服务外包的实际案例,分析了 DI半导体公司综合设
施管理服务外包的现状,分析了其外包中现存的主要问题,并阐明了如何对这些问题加
以改进,最后提出了企业对综合设施管理服务外包实施的保障措施。本文的研究,对国
内企业日后发展和应用综合设施管理服务外包有一定的参考价值和借鉴作用。

Study on DI Company's Integrated Facilities Management Outsourcing
Abstract
With the rapid economic development globalization,the demand for service outsourcing
by enterprises at home and abroad is fast growing. Service outsourcing is ail effective way for
companies to reduce the fixed assets investment and operation cost,improve service quality
and risk control, increase customer satisfaction and enhance its core competency. The essence
of outsourcing is to focus on its core business and outsource the non-core business based on
the division of labors and resources theories. As such,tiie company can maximize the
resource utilization and furflier develop its core competitive advantage.
The concept of Facility Management (FM) is prevalent in recent years, and the
Integrated Facilities Management (IFM) studied in this thesis is an extension on FM,
including but not limited to facility and equipment operation and maintenance, employee
services, EHS services (Environment, Health, and Safety), security services, and other soft
services. Meanwhile, the IFM service trends toward large scale and scope rapidly.
This thesis discusses the basic economic theories of service outsourcing, company's core
competitiveness, value chain, resources, principal-agent theories and IFM,s characteristics
and advantage. By using DI Semiconductor Company real IFM case study, this thesis
comprehensively analyzes the company's IFM status quo, the existing problems and the
solutions to cope with the issues. In the end, the thesis proposes the control measures for the
future Integrated Facilities Management outsourcing service. The analysis and study of IFM
service outsourcing and the DI semiconductor company case study will be helpful and useful
for the future study on DFM outsourcing management.
