随着我国经济社会的高速发展和城市化进程的不断推进,国人的住房需求随之提 高。人们的消费热点之一就有房地产。我国的经济步入新常态,房地产行业作为国民经 济的重要组成部分,与中国经济的关系密切,在整个国民经济体系中具有十分重要的地 位和作用。 由于房地产行业投入资金大、周期长,开发期间又会受到很多因素的影响,比如会 受到国家宏观调控政策、当地的经济发展状况、当地居民的收入水平、银行的房贷利率 变化以及房地产项目等影响,所以投资风险也比较大。那么,如何判断此房地产项目是 否可行,同时最大程度的降低风险,就需要在开发项目之前,对项目进行认真全面的调 查研究,做好项目的可行性研宄,为项目决策者提供判断依据。所以说,项目可行性研 究对于项目的开发具有重大意义。 本文的研究对象是连云港FG房产开发项目,通篇围绕着该FG房产项目建设的可行 性展开深入的调查研宄。文章在对连云港房产政策及2017年全市房产销售情况及FG房产 项目的基本情况进行深入详细分析的基础上,确定项目客户群体及价格定位及销售方 案。接着文章对项目的规划设计及技术分析,详细介绍了该项目的规划情况。结合FG 房产项目的财务评价及FG房产项目风险分析及对策研宄从经济角度说明项目是否可行。 最后部分为本文的主要结论,连云港FG房产项目是可行的。 关键词:房地产项目可行性分析经济分析。 IAbstract工程硕士学位 Abstract WiththerapiddevelopmentofChina'seconomy,thedemandofhousinginChinahas beenincreasedaccordingly.Oneoftheconsumerhotspotsisrealestate.Ourcountry!s economyistheNewNormal.Asanimportantpartofthenationaleconomy,therealestate industrywasclosetotheChineseeconomyandplayanimportantpositionandrolein thewholenationaleconomysystem.Therealestateindustryisthepillarindustryofour nationaleconomy.
