摘要近年来,随着生物医药领域技术与产业的快速发展,世界各国掀起了新一轮的生物医药发展浪潮。国内的生物医药产业园区如雨后春笋般涌现,目前全国各类生物医药产业园总数超过400个,产业领域覆盖中药、发酵工业、生物制药、农业生物技术、生物芯片、有机合成、化学制药等领域。生物医药产业园的建设对促进当地生物医药产业发展,优化城市产业空间布局,促进经济结构转型升级具有积极作用。太仓市政府立足太仓经济社会发展现状和市场需求,拟打造一个专业性强、功能配置齐全、与国际标准接轨的生物医药产业园区。为完善园区配套,加速园区产业集聚,项目方太仓生物医药产业园开发有限公司启动了太仓市生物医药产业园核心配套区项目建设。在建设前期,研究项目操作的可行性是相当必要的步骤。项目的背景、市场、建设方案、投资估算、社会效益等等都是需要明确的问题。本文从太仓市生物医药产业园核心配套区项目的实际情况出发,采用理论与实际相结合的研究方法,详细地分析了项目的可行性问题。文章首先介绍了生物医药产业的概念特点以及可行性研究的内容和方法,为分析项目建设的可行性奠定了理论基础。然后结合可行性研究的方法和程序从市场、技术和财务三个方面,详细论证该项目的可行性。在市场分析中,从国际到省市对生物医药产业进行了研究,并对配套区建设的需求与规模进行了分析;在技术分析中,主要对项目建设的条件、规划、方案等进行了阐述;在财务评估中,利用投资利润率、投资回收期、财务净现值等财务指标进行系统地I摘要分析,得出项目的经济可行性,同时对项目的社会效益进行了评价。最后,得出太仓市生物医药产业园核心配套区项目具有可行性的结论,并运用风险管理理论对项目进行风险分析,以规避或降低项目在执行过程中的风险,为该项目的决策提供科学依据。关键词生物医药产业园配套区可行性研究II Abstract ABSTRACTIn recent years, with the rapid development of biological technology andpharmaceutical industry,it's growing on a new round of biomedical developmentall over the world. This articleintroduces the concept of biomedical industry characteristic and the content andmethod of feasibility study, laid a theoretical basis for analyzing the feasibility ofthe project construction. And combining with the methods and procedures offeasibility study from the market, technology and financial in three aspectsdemonstrate the project feasibility in detail. In market analysis,it studies from theinternational to the provinces and cities of biomedical industry, and analyses thedemand and scale of supporting area construction. In technical analysis,it mainlyelaborates the conditions, planning, scheme of the project. In the financialassessment, it systematically analyses the earning power of real assets,paybackperiod of investment,financial net present value. It concludes that the project isfeasible on economic,at the same time, the social benefits of the project isevaluated.
