摘要
21世纪以来,房地产行业成为我国的支柱型产业,是经济增长的重要来源,
是关系国计民生的产业,具有波动性大、投资风险大、区域差异强和受政策影
响显著等一系列特点,对于人才要求的专业性比较强,是典型的人才与资金密
集的行业。同时随着现代企业制度的建立和对人才看法的观念转变,人力资源
已然成为新时代企业的核心资源和推动经济发展的重要力量,被赋予全新的角
色定位,企业之间的竞争归根到底就是人力资源之间的竞争,并且已经成为最
具全局影响力的竞争。
HC房地产公司是株洲本土的一家优质房地产企业,自 1995年成立来,企
业组织架构基本清晰,开发流程完善,在株洲成功开发多个楼盘,积累了丰富
的开发经验,拥有一定量的土地储备。但是随着相关政策不断出台,行业竞争
日趋激烈,HC房地产公司在人力资源管理方面也暴露出许多矛盾和问题,如
岗位结构失衡,规划不清晰、招聘与配置程序不合理、薪酬管理争议大,人才
流失率高等,成为了制约公司发展的重要因素,同时也是中小型房地产开发企
业普遍存在的问题,这些问题将直接影响企业的可持续发展。因此加强新时代
HC房地产公司人力资源管理优化研究具有重要的理论意义与实践价值。
本文通过收集相关资料、与公司员工和管理者访谈、开展问卷调查等方式
来剖析 HC房地产公司人力资源管理存在的问题,并找出导致这些问题的原因,
在此基础上提出了相应的解决措施和优化建议,同时提出优化方案的实施步骤
和保障措施。希望通过本文的研究,一是增强公司管理层对人力资源管理重要
性的意识,将人力资源管理工作的地位与作用提升到一个崭新的高度;二是明
确公司人力资源管理的发展方向和前进方式,提高了公司人力资源管理水平,
为巩固公司在房地产行业的优势地位提供理论依据。除此之外,这一研究所得
的人力资源管理优化方案成果对于其他房地产公司也有一定的参考价值。

ABSTRACT
Since the 21st century, the real estate industry has grown into a pillar industry
in China. The real estate industry is an vital source of economic growth and an
industry related to the country's livelihood, which has a series of characteristics such
as high volatility, high investment risk, irregularity, strong regional differences and
significant policy influence, etc. And it is a typical talent and capital-intensive
industry with strong professionalism requirements for talents.At the same time, with
the establishment of modern enterprise system and the change of the concept of
talent, human resources have become the core resources of enterprises and an
important force for economic development in the new era, and have been given a
new role.The competition among enterprises is ultimately the competition among
human resources, and has been the most influential global competition.
The HC Real Estate Enterprise is a quality local real estate company in
Zhuzhou.Since its establishment in 1995, the company has a clear organizational
structure and a perfect development process. It has accumulated rich development
experience and a certain amount of land reserves,which has successfully developed a
number of properties in Zhuzhou.However, with the introduction of relevant policies
and the increasingly fierce competition in the industry, the HC Real Estate Enterprise
has revealed many contradictions and problems in human resource management.For
example, the imbalance of job structure, unclear planning, unreasonable recruitment
and allocation procedures, controversial salary management and high talent turnover
rate.These issues have turned into crucial factors limiting the development of the
company,which are also common problems of small and medium-sized real estate
development enterprises, and these ills will directly affect the sustainable
development of enterprises.Therefore, it is of great theoretical significance and
practical value to strengthen the study of human resource management optimization
of the HC Real Estate Enterprise in the new era.
