武汉后湖花园完整可行性研究报告
内 容 提 要
江岸区后湖乡，属于武汉市“十五”计划确定的三大住宅新区之一。本文通过对江岸区后湖乡石桥村125.59亩的一国有拍卖地块的开发经营环境的市场调查分析，以及周边主要同类竞争物业的比较后，依据江岸区后湖乡当地的目前市场状况和对未来的预测，对项目的可行性与开发经营策划提出初步意见，并结合项目的特点优势，对项目进行了投资分析、财务评价和风险分析，以期探讨该地块进行住宅开发经营的可能性。依据本文的方案，项目总建筑面积11.72万平方米，项目总投资15594.85万元。经测算项目财务净现值3620.11万元，项目财务内部收益率27.1%，因此项目在经济上具有较强的可行性。

ABSTRACT
The Houhu country in Jiang’an area belongs to one of the three new residential districts which confirmed by the “Fifteenth Plan” of Wuhan. After giving a market research analysis to the development and management environment of one auction area which is one hundred and twenty five point five nine Mu owned to Nation and comparing to the mostly similar competitive residential districts nearby. According to the present state of the market and forecast of the future , then this article gives the project - Houhu Garden an analysis of investment, an appraising of finance and an analysis of risks in order to discuss the probability to develop and manage. In light of the program planed in this article ,the project will be one hundred and seventy two thousand architecture acreage square meters and the total investment will be one hundred and fifty five million and nine hundred and forty eight thousand and five hundred Yuan.
