科学技术是第一生产力，每一次革命性技术的诞生必然会掀起经济产业转型的革 命。互联网沟通了人与人之间的信息交流，而物联网则为人类沟通了“物与物”之间的信 息。作为新一代信息技术的组成，物联网的本质是信息管理的应用，是继计算机以及互 联网之后的第三次信息技术产业的发展浪潮。物联网的相关产业发展潜能巨大，其对传 统行业所带来的冲击显而易见，故被称为下一个万亿级产业。物联网可以将新一代信息 技术集成并综合应用到传统行业中去，对传统经济方式的转型升级以及实现经济增长方 式的转变有着极大的推进作用。 拥有发达的制造业的佛山是广东省具有雄厚资产实力的城市，为了顺利实现经济的 升级与转型，以雄厚的产业基础和政策支持优势发展新兴战略产业，佛山市近年也在积 极发展物联网及其相关产业。本文是广东物联新城投资发展有限公司在佛山乐从建设的 物联天下一期及二期项目的商业计划书。本文结合物联网这个新兴产业目前的发展势头 以及国内对物联网行业发展的政策扶持等的实际情况出发，从公司的概况、公司战略管 理、营销管理、市场环境分析以及财务预算与投资决策等几方面切入，运用战略管理学、 消费者行为学以及财务管理学等企业管理方面的理论对该项目的运营、投资与收益以及 风险控制等进行预测，从而对物联天下一期及二期项目进行深入剖析与计划，为物联网 的相关投融资项目提供借鉴与参考。 本项目推出至今正值物联网持续高速发展以及国家政策大力扶持的黄金时期，无论 是宏观层面还是行业层面，物联网及其相关产业都有非常巨大的发展空间。本文先行介 绍研究内容，研究方法以及技术路线图，并梳理国内外与物联网基地发展相关的文献， 形成理论基础，接着描述广东物联新城投资发展有限公司的概况包括公司的使命，愿景 以及发展状况等。分析物联网产业的宏观环境和行业环境的竞争优势及劣势，并进一步 对物联网发展行业进行 SWOT 分析。在确定该项目的定位与前景的基础上，制定相应 的营销策略。从融资渠道估计投入的资金的总成本，从项目的预估销售情况估计项目营 运情况，并进行财务分析，找出盈亏平衡点并进行财务敏感性分析。最后评估项目风险 并对风险进行预防。 本项目共分为两期，物联新城第一期和第二期的预测销售利率润分别为 20.55%和 25.79%，内部收益率分别为 32.06%和 29.44%。在敏感性分析中可以得出销售价格对 IRR 有一定影响，但影响不大，说明风险可控，因此本文认为物联天下此项目值得投资。通II 过本报告的撰写，本人可以将在 EMBA 学习期间的财务管理、公司金融、会计学、市 场研究、项目管理等知识运用到商业计划书的撰写当中来，使理论与实际相结合，解决 工作中的实际问题，同时对其他相类似项目商业计划书的撰写也有一定的借鉴意义，具 有很好的实践意义。 关键词，物联网产业；佛山乐从；物联新城；商业计划书III Abstract Science and technology are the primary productive forces, and the birth of every revolutionary technology will surely lead to a revolution in the economic transformation.Internet improve information exchange between people, and the Internet of things create communication of the things and objects for the human.
