摘 要
随着中国经济的不断发展和社会观念的进步,旅游市场不断扩大。然而,中
国的旅游景区行业和民居型旅游景区行业,相对于其他领域的服务业,在战略思
想、运营模式和经营管理上尚处于落后地位,落后于我国工业化发展进程和全球
化发展趋势。本文旨在研究在其他行业中运用已久的价值链理论,将其应用到旅
游开发实践之中,为提高旅游景区竞争力提供理论指导,将理论转化为现实的旅
游产品和竞争优势。平衡经济效益与社会效益和生态效益,实现共赢,最终促进
可持续发展。

本研究运用文献分析法和实地调查法,在借鉴前人研究成果的基础上,以价
值链理论为支撑点和切入点,对旅游价值链进行研究、总结与开拓。对南靖土楼
景区内旅游资源进行实地观察,通过分析价值链的基本活动和辅助活动,进一步
拓展旅游价值链,构筑民居型景区旅游价值链和南靖土楼景区旅游价值链。将所
做研究应用到南靖土楼景区的旅游开发上面,提供参考依据和理论支持。

具体研究内容由如下六章构成:第一章为导论,主要阐述了研究背景、研究
目的与研究意义、研究内容与研究方法、研究思路与研究框架。第二章主要阐述
价值链和旅游价值链的基本理论。主要介绍价值链理论,包括价值链理论的形成
和发展,介绍价值链理论的三种表现形式;其次介绍旅游价值链,阐述其定义、
特征和研究现状,为构建民居型景区旅游价值链模型奠定基础。第三章为基于价
值链理论的民居型旅游景区分析。介绍民居型旅游景区,构建民居型景区旅游价
值链模型,研究价值链各环节,找到创造价值的环节,达到优化价值链的目的。

第四章尝试根据南靖土楼景区的实际情况构建其特有的旅游价值链。分别介绍南
靖土楼景区的区位概况、历史沿革和资源特征,并明确存在的问题,进而构建南
靖土楼景区旅游价值链模型,研究该价值链各环节;最后寻找价值创造环节,提
出改进措施。第五章根据综合此前的研究,寻找指导开发南靖土楼旅游资源的具
备可操作性和实际意义的创新思路和改进对策。第六章为结论与展望。

Abstract
With the progress of China's growing economic and social attitudes, the tourism
market continues to expand. However, compared to other areas of services, China's
tourist and folk house tourist attractions are lagging behind the globalization process
and the development trend of China's industrialization in Strategic thinking, operation
mode and management. This paper aims to study the value chain theory which has
been applied for a long time in other industries and putting it into practice of tourism
development. Provide theoretical guidance for improving the competitiveness of
tourist destinations. Take the theory into reality tourism products and competitive
advantage. Balance between economic benefit and social benefit and ecological
benefit and promote the sustainable development.
This article is mainly used in literature analysis and field survey method. On the
basis of previous research results, summarize and develop the tourism value chain,
based on the value chain theory as the support point and the starting point for research.
Observe Nanjing Tulou tourism resources on the spot. Through the analysis of the
value chain of basic activities and auxiliary activities, to further expand the tourism
value chain to build folk houses tourism value chain and Nanjing Tulou tourism value
chain. Provide reference and theoretical support for the development of Nanjing
Tulou scenic area.
This article consists six parts: The first part analyzes the background of the
establishment of value chain, including the purpose of meaning. It further describes the
method and content of the study. The second part expounds the basic theory of value
chain related, discussed the formation and development of the value chain theory
context, three kinds of forms, then introduces the definition , characteristics and study
of tourism value chain. Lay a foundation for building model of folk
houses tourism value chain. The third part analyzes the folk houses tourism scenic area
by value chain theory. Introduce the folk houses tourism scenic area and building the
model of folk houses tourism value chain. Research on segments of value
