近年来,昆明市作为云南省的省会城市,依托其独特的地理优势、丰富的
旅游资源、民族风情,旅游业及与之关联紧密的旅游地产开发发展迅速。随着
国家对房地产市场调控的深入,部分开发企业为应对日益复杂的经营环境,开
始寻找新的发展方向。受城市郊区化趋势的影响,房地产开发商对郊县市场开
始投入越来越多的精力,不少有实力的开发商开始酝酿城郊型旅游地产开发,
抢占这个具有无限潜力的新兴市场。在此背景下,探索和研究昆明市城郊型旅
游地产的开发,为当地旅游地产以及其它城市城郊型旅游地产的开发提供理论
支持和借鉴,显得十分必要和迫切。
本文运用理论与实践相结合、定量分析与定性研究相结合等研究方法,通
过对昆明市城郊型旅游地产星耀水乡项目的开发情况进行剖析,结合昆明市城
郊型旅游地产发展现状,提出了城郊型旅游地产开发应科学规划,对项目合理
定位;遵守循序渐进的开发原则;不断完善法律法规,提高服务水平;企业应
不断创新,防止无序扩张;综合运用多种融资手段和融资渠道;注重对环境的
保护,实现可持续发展的发展对策。本文的创新点在于:1.通过实证研究对二线
省会城市--昆明城郊型旅游地产规律性问题进行了研究探讨;2.通过昆明市城郊
型旅游地产开发现状及星耀水乡城郊型旅游地产和国内外成功的旅游地产案例
研究,分析了城郊型旅游地产开发的问题和对策;3.根据 MBA 培养方案对学生
的要求,本文通过案例研究总结出城郊型旅游地产开发的一般性思路和模式。

ABSTRACT
Tourism real estate is a new kind of industry which combines tourism with real
estate. The suburban tourism real estate is mainly developed under the urban
residents’ willing to return to nature, which is a good place for these people who live
in city for a long time. Besides, it has advantages of stable tourist market, convenient
transportation, relatively cheap land prices and large-area construction land.
Kunming is the capital city of Yunnan Province. Because of its unique
geographical location, abundant tourism resources and rich ethnic customs, tourism
and its related touristic estate have been developed rapidly in recent years. With the
Chinese government tightening real estate market regulation, some real estate
developers begin to search for a new way to deal with the complicated and varied
environment. Influenced by the trend of urban suburbanization, the real estate
developers start to devote more and more energy to develop suburb market. a group
of powerful developers catch the opportunity to seize the emerging market. Under
this background, it’s necessary and urgent to study the situation of suburban tourism
real estate in Kunming to provide theoretical support and practical suggestions for the
local and other cities’ suburban tourism real estate development.
As for the research methods, the paper uses theory with practice and combines
qualitative and quantitative methods. By introducing the development situation of
suburban tourism real estate in Kunming and analyzing the Xing Yao Township
Project, the paper attempts to put forward countermeasures and suggestions on the
development of suburban tourism real estate, including making a scientific planning
and improving accuracy of real estate project positioning, follow the principle of
gradual development. Perfect the corresponding laws and regulations, as well as
upgrade service level. Pay attention to innovation and avoid expanding in an
unorderly way. Meanwhile, diversifying of financing means and dredging financial
channels, attaching great importance to environmental protection and ensuring
sustainable development are also strategies for enterprises to develop suburban
