摘要
河南XT置业公司是河南本土的一家中型综合地产开发商。随着国家对房地
产行业的调控政策越来越严厉,国内整个房地产市场的竞争正日趋激烈,国内
一线企业进驻河南的快速步伐加剧了河南地产市场的竞争。河南XT置业公司的
A项目关系到该公司的持续发展。而A项目在开发与建设过程中出现了征地安置
风险、资金筹集风险以及租售风险等各种各样的风险问题,如何有效地防范该
项目的风险,全过程风险因素的评估和控制显得尤为重要

本文以项目风险评估及控制为理论依据,借鉴国内外风险因素识别与控制
的成功经验,系统地研究了河南XT置业公司A项目全过程风险识别与控制策略

首先,在探讨河南XT置业公司A项目风险管理现状的基础上,揭示了该项目的
风险问题。其次,将A项目的全过程划分为开发阶段、建设阶段、租售阶段以
及物业管理阶段,并分别对各个阶段的风险因素进行识别与分析。进而,利用
模糊层次综合评估法,建立了河南H置业公司A项目全过程风险评估指标体系,
对A项目建设中的各种风险进行评估。最后,通过河南XT置业公司A项目全过
程风险评诂结果及分析,提出了河南XT置业公司A项目全过程舛险控制策略

本文特色与创新之处主要表现在:一是对河南XT置业公司A项目全过程的
幵发阶段、建设阶段、租售阶段及物业管理阶段的凤险因素进行了识别;二是
通过模糊层次综合评估法,对河南XT置业公司A项目全过程的风险因素进行了
评估;三是针对A项目全过程风险评估结果,提出了河南XT置业公司A项目全
过程风险控制策略。本文的研究不仅为河南XT置业公司提供了一套可操作的A
项目全过程风险因素评估及防范措施,而且为其他房地产项目全过程的风险管
理提供了理论依据和实施途径

Abstract
Henan XT real estate company is a medium-size comprehensive real estate in
Henan province. Along with the control policies on the real estate industry of
government is more and more severe, the competition in real estate market is
becoming increasingly fierce, fast pace of domestic first-line enterprises in
Henan have made Kenan real estate market competition intensifies. Project A of XT
Real Estate in relation to the sustainable development of the company. While in
the process of development and construction of Project A, there are a variety of risks
such as land acquisition and resettlement risk, financial risk and the risk of marketing
and rent Evaluate and control the whole process of risk factors is very important in
preventing tbe risks of the project effectively.
The theories of risk assessment and risk control is the theoretical basis in this
paper, and systematic study the whole process of the project risk identification
and control strategy of Project A of XT Real Estate company, by drawing on the
successful experience on identification and control of risk factors at domestic and
abroad. First,reveal the risks of Project A in the discussion on risk management
present situation of Henan XT real estate company. Secondly,divide the process of
Project A into the development phase, construction phase, rental and property
management stages, and make the identification and analysis to the various stages of
risks. Then, using the fuzzy comprehensive evaluation method, established the
Henan XT real estate evaluation index system for the whole process of risk in Project
A, to evaluate the risks in Project A construction. Finally, by the results of whole
process risk assessment and analysis for Project A of Henan XT real estate, proposed
the strategy of risk control for whole process for Project A. of Henan XT real estate.
The characteristic and the innovation of this paper mainly displays in:
First, make the identification and analysis to the various stages of risks for the whole
process of Project A,such as the development phase,the construction phase, the
rental and property management stages; Secondly,evaluated the risk factors for the
