的商品房价格尤为重要。要调整和降低商品房价格,关键是要降低商品房的成本
费用。本文在对我国商品房价格过高及其原因进行分析的基础上,指出要降低商
品房的成本费用,需要政府及企业的共同努力。
本文详细分析了房地产开发项目的成本费用构成,当前租、税、费现状及存
在的问题,并提出了成本费用的控制与考核办法,以及成本费用控制的具体操作
流程;分析了影响土地成本费用的主要因素,提出了控制的主要措施、地价的测
算模型和土地费用估算方法。
勘察设计和工程施工对房地产开发项目的成本费用影响较大。本文详细分析
了设计阶段影响成本费用的主要因素,提出了具体控制措施、工程设计经济评价
模型,并进行了算例分析;提出了工程施工阶段控制成本费用的主要措旋、费用
测量及费用纠偏措施,分析了工程监理在控制工程造价中的作用。

ABSTRACT
Real estate is a new industry in our country.But compare with the average income
for per family,the price of the residential buildings is high.To improve people’s
living conditions,promote the sustainable,health and stable development of real
estate industry.It’s important to restrain the residential buildings’high price.
To readjust and cut down the residential buildings’price,it is a key to reduce
the residential buildings’cost.Base on the analysis of reasons for the residential
buildings’high price,this thesis provides,in oder to reduce the cost of real estate
project,needs government and enterprise make great effort together.
The forms of cost for real estate project are detailed analyzed,analysis the
present situation of rent,COSt and tax,exposes the problems,provides the methods
of cost control and check,also,provides the specific operating process.
Analysis the main factors about land cost influence,and provides the main
control measures.Put forwards the price model about land calculation,and estimates
the land cost.
Design stage and construction stage deeply influence the cost of real estate
