房地产企业REITs融资模式研究——以碧桂园长租公
寓为例
摘要
房地产业是典型的资金密集型产业,它需要大量的资金投入来维系运营及
发展,其融资问题关乎企业未来能否健康发展。但随着国家供给侧改革的“去
杠杆”与房地产行业长效调控政策的出台,银行信贷等传统融资模式逐步收紧,
增加企业资金周转的压力,因此,房地产企业探寻新的融资模式势在必行。
REITs 作为资产证券化中一种新兴的融资模式,一方面可以有效的盘活存
量房产,缓解企业的资金困难,另一方面因其具有控制融资成本的独特优势,
被诸多海外房地产企业采用。目前我国政府也鼓励房地产企业进行REITs 融资,
并将其纳入了十三五规划,为推动房地产信托投资基金的发展营造出宽松的政
策环境,预示着我国的REITs 将有较为广阔的市场和良好的发展前景。我国现
有对REITs 融资模式的研究起步较晚,并且国内研究多为宏观层面的经验介绍,
因此本文从微观层面针对具体案例展开研究,以期丰富研究视角。
本文首先结合投资组合、优序融资等理论,从介绍REITs 的概念入手,再
对我国房地产企业现有主要融资模式现状进行分析,体现研究REITs 融资模式
的必要性。其次,运用事件研究法对短期市场反映进行分析,比较碧桂园自身
采用REITs 融资模式前后市场投资者态度的变化;运用合成控制法比较碧桂园
与其余未采用REITs 融资模式的房地产企业之间,财务状况的差异。最后从融
资效率、资本成本等方面综合研究,剖析这种融资模式的效果。
研究发现,REITs 融资模式在两种角度的对比下,均有明显的正向效应。
碧桂园长租公寓通过REITs 融资模式成功盘活了其底层资产,增加了企业现金
流,拓宽了融资渠道,在房企存量时代来临之际促进了其转型进程,同时也为
投资者提供了新的投资渠道,碧桂园REITs 的成功对其他房企有很好的借鉴意
义。
同时针对我国REITs 资本市场的不成熟以及政策法规环境等方面的不完善,
本文建议我国相关部门对REITs 融资模式进行专项立法,完善信息披露,并且
培育专业管理方面的人才。本文所采用的合成控制法,较少运用于案例分析中,
希望能够为REITs 融资模式的研究方法提供新的思路,补充相关研究数据,同
时也为促进REITs 融资模式在我国房地产企业中得到更好的发展提供参考。

Apartment as an Example
Abstract
The real estate industry is a typical capital-intensive industry,its operation and
development require a large amount of capital input.The financing problem is
related to the healthy development of enterprises in the future.However,with the
introduction of the "deleveraging"of the national supply reform and the long-term
regulation policy of the real estate industry,the traditional financing methods such as
bank credit have been gradually tightened,making the capital turnover more difficult.
Therefore,it is imperative for real estate enterprises to explore a new financing
mode.
REITs is a new financing mode in asset securitization.On the one hand,REITs
can effectively revitalize the existing real estate and alleviate the financial
difficulties of enterprises.On the other hand,because of its unique advantage of
controlling the financing cost,it has been adopted by many overseas real estate
enterprises.At present,our government also encourages real estate enterprises to
carry out REITs financing,and brings it into the 13th five-year plan,which creates a
loose policy environment for promoting the development of Real Estate Investment
Trust,and indicates that REITs in our country will have a broader market and a good
development prospect.The current research on REITs financing mode in China
started late,and most of the domestic research is the introduction of experience at the
macro level.Therefore,this paper conducts research on specific cases from the
micro level in order to enrich the research perspective.
This paper firstly combines the theories of investment portfolio and superior
financing,starts with the introduction of the concept of REITs,and then analyzes the
current situation of the main financing modes of real estate enterprises in China,
which reflects the necessity of studying the financing modes of REITs.Secondly,the
event study method is used to analyze the short-term market reaction and compare
the changes of investors'attitude before and after country garden adopts the REITs
financing mode.The synthetic control method was used to compare the difference of
financial status between country garden and other real estate enterprises without
REITs financing mode.Finally,the effect of this financing mode is analyzed
comprehensively from the aspects of financing efficiency and capital cost.
It is found that the REITs financing model has obvious positive results under
the comparison of the two angles.Through REITs financing mode,the head of
country garden apartment has successfully activated its underlying assets,increased
the cash flow of the enterprise,widened the financing channels,promoted its
transformation process when the era of housing stock comes,and also provided new
investment methods for investors.The success of REITs of country garden has a
good reference for other real estate enterprises.
At the same time,in view of the immaturity of the REITs capital market and the
imperfection of the policy and regulatory environment,this paper suggests that the
relevant departments of our country make special legislation on the REITs financing
mode,improve information disclosure,and cultivate talents in professional
management.The synthetic control method adopted in this paper is seldom used in
case analysis,hoping to provide new ideas for the research methods of REITs
financing mode,and also provide reference for promoting REITs financing mode to
get better development in China's real estate enterprises.
