随着社会经济的快速发展，国内的房地产市场也随之迅速发展，逐步走向成熟 期，房地产开发管理也趋于成熟。房地产企业的暴利时代已经过去，市场已经呈现 饱和状态，房地产行业也要进行重新的资源整合和调整。所以，房地产企业不能依 然沿用传统的生产管理方式，而是要提高对公司管理及生产管理的重视程度。对目 标成本加以细化，采取相应的措施进行成本控制，进而提高或保证房地产企业的综 合竞争力，这将直接影响着企业的发展前景。 本文以 ZD 房地产公司为案例，研究其成本管理的现状，存在的主要问题及引 进目标作业成本管理体系的措施。首先，本篇论文对研究背景和价值进行了论证， 对于当前国内外的发展现状深入剖析，对研究方式和途径加以规划；其次，界定相 关概念，梳理相关理论基础，并阐述目标作业成本管理模式的运用框架和步骤；再 次，介绍 ZD 房地产公司基本情况及业务特点，分析其现行成本管理现状及存在的 不足之处；之后，分析目标作业成本的管理模式在 ZD 房地产公司的应用。设计 ZD 房地产公司目标作业成本管理模式，并将其应用到公司之中，包括作业成本的 计算、目标成本与作业成本对比分析、成本控制分析及信息反馈，之后对 ZD 房地 产公司目标作业成本管理模式进行运用评价。通过将目标成本管理模式探索性的引 入到公司中，实现施工成本的良好控制，大大提高公司成本管理成本，达到企业经 济效益的最佳化，对于 ZD 房地产公司同类型的房地产企业也具有重要参考价值。 关键词：成本管理；目标成本；作业成本；ZD 房地产公司I ABSTRACT With the rapid development of social economy, China's real estate market is gradually growing from maturity to maturity, and the management of real estate development has become more mature. The era of profiteering of real estate enterprises has passed, the market has been saturated, and the real estate industry has to re integrate and adjust resources. Therefore, the real estate enterprises can not continue to follow the traditional mode of production management, but rather to pay more attention to company management and production management. By subdividing the target cost, then carrying on the targeted cost control, and ultimately improving the core competitiveness of the real estate enterprises, is the basis for the enterprise to be based on the market and sustainable development. Taking ZD company as a case, this paper studies the current situation of its cost management, the main problems and the measures to introduce the target cost management system. Firstly, this paper demonstrates the background and significance of the research, summarizes the relevant research developments both at home and abroad, and plans the research methods and routes. Secondly, we define the relevant concepts, comb out the relevant theoretical foundation, and elaborate the framework and steps of the target cost management mode. Thirdly, it introduces the basic situation and business characteristics of ZD company, and analyzes the current situation and shortcomings of ZD company's current cost management. After that, we analyze the application of the target cost management model in ZD company. Design the ZD company target activity-based cost management model, and apply it to ZD company, including operation cost calculation, target cost and activity cost comparison analysis, cost control analysis and information feedback, and then evaluate the target activity cost management model of ZD company. Through the introduction of the target cost management model to ZD company, to achieve the reasonable control of construction cost, improve the management level of the company and the economic benefit of the enterprise, it also has important reference value for the same type of real estate enterprises of ZD company.
