房地产行业供应链融资业务存在的问题与对策研究——基于 A银行江西分行视角


与其他行业不同,房地产行业的发展需要大规模的资金作为支持,充裕的资金是确
保房地产企业能够健康运转的重要保障,而房地产行业是否拥有充裕的发展资金,受到
其融资渠道和融资策略的直接影响,缺乏合适的融资渠道和融资策略,往往会给房地产
行业带来资金不足的问题,对大多数房地产企业而言,资金短缺是它们在经营管理过程
中难以避免的问题,而在市场经济形势不断变化、国家调控政策力度不断加强的背景下,
我国房地产企业面临的资金缺口问题更为严重。就我国大多数房地产企业的融资渠道来
看,最普遍使用的方式是向银行贷款,而过度依赖银行贷款进行融资,导致企业的融资
结构极其不合理,自有资金占比过低,企业外债规模较大。由于国家城镇化进程有所趋
缓,环保等新政策不断出台,房地产行业出现了大范围“重新洗牌”的现象,大型企业
在房地产领域中仍然拥有绝对的主导权,并逐步蚕食发展规模较小的后进企业,这种竞
争是市场发展规律的表现,也是优胜劣汰机制效果发挥的体现之一。
在本文的研究过程中,笔者首先对目前供应链融资相关的文献研究进行梳理和汇总,
在参考以往供应链模式相关研究的基础上,结合供应链管理理论、信息不对称理论、交
易成本理论和融资缺口理论等,对房地产供应链融资业务的概念、组成和特点进行了分
析;其次,通过对 A银行江西分行房地产行业供应链融资业务的发展情况进行全面掌握
和分析,在对该行所在地区外部环境分析的基础上,对房地产供应链融资业务从发展的
内部动因、主要产品、发展模式进行研究,并对其发展过程中存在的明显问题给予深入
挖掘。研究发现,A银行江西分行房地产行业供应链融资中存在的问题主要包括供应链
金融电子化水平不高、产品创新力不足、客户基础薄弱及供应链松散、风险控制水平不
高等;其发展不畅的原因包括供应链电子化重视度不够、创新性人力资源匮乏、客户维
护管理不到位、全面风险管理理念不强等。然后本文对 A银行江西分行房地产行业供应
链融资业务进行了全面的 SWOT分析,提出了对应的发展建议,包括完善供应链融资
信息平台建设、加强房地产行业供应链融资产品的开发和创新、加强客户维护与房地产
大客户营销、建立全面的风险控制体系等,并对保障措施进行了阐述。本文发挥实地调
研的研究优势,对房地产行业当前真实的发展情况进行全方位掌握和梳理,为 A银行江
西分行发展房地产行业供应链融资业务提供更为科学的发展依据,并结合当地市场的发
展特点,针对性地指出该行在房地产供应链融资业务方面的短板和长处,为银行更好地
开展有关业务提供借鉴,也为其他金融机构开展类似业务提供参考。

funding as support. Sufficient funds are an important guarantee to ensure the healthy
operation ofreal estatecompanies. Whetherthe realestateindustry hassufficient
development funds is not unrelated to its financing channels and financing strategies. ,
Inappropriate financing channels or strategies often bring certain funding problems to the real
estate industry. For most real estate companies, the shortage of funds is an unavoidable
problem in the process of operation and management, and the market economy is constantly
changing. In the context of the continuous strengthening of national control policies, the
problem of funding gaps faced by real estate companies has become more serious. As far as
the financing channels of most real estate companies in my country are concerned, the most
common and commonly used financing method is bank loans, and excessive reliance on bank
loans for financing has led to an extremely unreasonable financing structure of the company,
and the proportion of its own funds is too low. , The scale of corporate foreign debt is large.
With the slowing down of the country’s urbanization process and the continuous introduction
of new policies such as environmental protection, the real estate industry has undergone a
large-scale reshuffle. Thedevelopment of smaller, backward enterprises,this kind of
competition is a manifestation of the law of market development, and also one of the
manifestations of the effect of the survival of the fittest mechanism, and can even demonstrate
the positive effects of national policy adjustments.
In the research process of this article, the current literature research on supply chain
financing is sorted out and summarized. Based on previous research on supply chain models,
combined with supply chain financing theory and information asymmetry theory, transaction
cost theoryand financingGap theory, etc.,analyzed theconcept, compositionand
characteristics of the real estate supply chain financing business; secondly, the author
comprehensively grasped and analyzed the development of the real estate industry supply
chain financing business of Bank A’s Jiangxi branch, in the area where the branch is located
Based on the analysis of the external environment, the real estate supply chain financing
business is researched from the internal motivations, main products, and development models,
and the obvious problems in the development process are deeply explored. The study found
that the problems in the real estate supply chain financing business of Bank A Jiangxi Branch
mainly include the low degree of electronic supply chain finance, insufficient product
innovation, weak customer base,loose supply chain relations, and lowlevel of risk

the current real development of the real estate industry, and provide a more scientific
development basis for the development of the real estate industry supply chain financing
business by Bank A Jiangxi Branch, and Combining with the development characteristics of
the local market, it pointed out the bank's shortcomings and strengths in the real estate supply
chain financing business, providing a reference for the bank to better carry out related
businesses, and also for other financial institutions to carry out similar businesses.
