房地产开发项目的可行性研究是在投资决策之前对拟开发的项目进行全面 的、系统的市场调查、研究和分析，运用科学的技术评价方法，得出一系列评 价指标值，以最终确定该项目是否可行的综合研究。 本文通过对国内宏观经济和天津市房地产市场发展趋势的分析，以石湾花 园住宅小区的可行性分析为起点，通过对该住宅小区项目开发的地块位置分析、 项目 SWOT 分析、主题定位、产品定位、开发策略以及区域市场预测、成本预测、 目标利润分析、风险评价、社会和环境效益评价、综合技术经济分析等各方面 指标的研究，提供了项目的相关开发策略、项目投资策略等具有现实意义的操 作方法。详细分析房地产项目投资开发及决策的特点，以及房地产项目的技术 经济指标、土地成本、工程造价指标、经济技术指标、当前房地产行业发展趋 势等因素对石湾花园住宅小区项目开发的影响。 本文采用相关住宅小区项目建设管理理论基础和实践相结合，着重解决住 宅小区项目开发过程中分析策划阶段存在的实际问题，具有一定的代表性和现 实意义，同时也具有住宅小区项目开发可行性研究的参考价值，对房地产可行 性研究在房地产领域投资决策中的应用进行了有益的探讨。 关键词，可行性研究 房地产项目 决策Abstract The feasibility research of real estate’s development projects makes a full and systematic market survey, research and analysis for the planned project before the investment decision; it uses the scientific technology evaluation method and outcomes with a series of evaluation index value; and it will confirm the project’s feasibility at the end. This article provides an operation way of the relevant development strategy and investment strategy etc. of Shiwan Garden project, via the analysis of domestic macro-economics and the real estate’s development trend in Tianjin; started with the feasibility analysis of Shiwan Garden project; and through each hand of index research of the area location analysis, SWOT analysis, thematic orientation, production orientation, development strategy, area market/cost supposition, objective profit analysis, risk/social& environmental benefit evaluation and general technical economic analysis. It analyzes the characteristics of real-estate project’ s investment development & decision-making; the effect of technical economics index, earth cost, engineering cost index, economics technology index and current real-estate development trend to the Shiwan Garden project.
