根据福州市发展规划、福州市“东进南扩”战略以及构建马尾新城区的总体思 路，以及在马尾城区园林景观布局失衡的情形下，在马尾东片区新建一个城市中心 广场，将不仅有助于提升城市建设发展高度，而且也是改善城市生活环境的重要举 措。这就是对本项目进行可行性研究的出发点与目的。 从项目的背景和研究意义出发，学习了解国内外在可行性方面的研究进展，本 文提出了项目建设的必要性。 在分析项目建设的现状和建设条件基础上，本文首先制定了项目的总体规划， 说明了项目规划目标、设计依据等，并对项目用地规划和旅游容量进行测算。其次 进行项目的功能分区、多方案设计及进行比选，并继续对优选方案设计进行改进与 完善。接着针对项目主要的土建工程、给排水工程、电气工程和园林绿化工程进行 规划设计说明，从而完成项目建设的技术可行性分析。 马尾城市中心广场景观工程项目隶属非盈利性的公共基础建设项目，又因园林 景观工程项目的可行性研究尚处于发展阶段，本文在借鉴《建设项目经济评价方法 与参数（第三版）》及相关指导文件基础上，顺利完成本项目的财务可行性分析。 同时，围绕项目建设，本文亦在项目施工组织、环境影响及应对、安全保障以及项 目经济社会效益进行了分析，最终完整地完成了马尾城市中心景观工程项目的可行 性研究。 关键词，园林；景观；工程； 可行性研究；II Feasibility Study of Centeral Plaza Landscape Projects In MaWei City ABSTRACT According to the Fuzhou City’s Development Planning, and the strategy of expansion to the east and the south, also according to general idea of building a new town of MaWei district. besides in consideration of the situation that landscape is cover unbalanced in MaWei district. Building a new center square in the eastern of MaWei district., it not only helping to enhance the level of city development，but also improving the environment of city. This is the starting point and purpose of the project. This article showed the necessity of this project by starting from the background and the significance of the project, also learning the progress of feasibility research in the domestic and foreign. After analysed the status quo and the conditions of the project, this article make a comprehensive planning firstly, and declare the objective and design consideration of this project, also carry out plot planning and reckon the tourism environmental capacity. Secondly, the article proceed the sectorization, scheme design and preferred choice, and continue to the optimization the design had chose. Then finish a series of programme such as building projects, electric engineering, water supply and sewerage works, landscape engineering , at last complete the technical feasibility analysis technical feasibility of the project. The centeral plaza landscape projects in MaWei city is an non-profit and public projects, meanwhile landscape gardening project feasibility study is still in the development stage. So in order to achieve financial feasibility study of this project, this article can only profit from the Items of basic construction Economic evaluation Method And the Parameter (Third Edition) and the correlative instruction document. At the same time, around the project, such as construction management, environmental impact and response, safety and security as well as economic and social benefits of the project were also analyzed. Ultimately the feasibility study of the project was finished fully.
