随着中国经济的快速发展和人民生活水平的显著提高,社会对于低温冷冻食品的需 求越来越大,同时中国食品安全的问题也变得非常突出。大力发展冷链物流,有利于保 障食品质量安全,能有效地减少食品从生产到消费环节产生的巨大浪费。目前,我国的 冷链物流发展远落后于日美、西欧等发达国家,我国的冷链物流市场仍存在很大的发展 空间。 为了抓住冷链物流的发展机遇,YCL 公司拟以旧仓改造的方式在深圳市投资一座 冷链物流配送中心,开展第三方冷链物流业务,为食品生产企业、零售企业提供冷冻食 品的仓储、流通初加工、配送等服务。本文即是为 YCL 公司冷链物流配送中心项目制 作的商业计划书。 本文首先论述了该商业计划产生的背景和意义;然后运用战略管理的理论对项目内 外部环境进行分析,从中发现深圳冷链物流市场潜在的机会,并以此制定项目战略;项 目战略制定后,运用市场营销的理论进行市场细分、确定目标市场以及进行市场定位, 并制定营销计划;之后运用财务管理的知识制定财务计划,对项目财务决策指标进行评 价;最后运用风险管理的相关理论对项目可能遇到的风险进行分析并提出相应的风险控 制对策。 通过本文研究表明,深圳冷链物流市场前景广阔,项目的服务及产品具有明显的优 势,项目动态投资回收期仅为 3.4 年,内部收益率高达 32.67%,项目的经济效益显著, 而项目风险可控制在较低水平。研究结论显示本投资项目可行。 本商业计划书为 YCL 公司提供决策参考,希望 YCL 公司考虑对该项目的投资,以 达到投资者、客户、员工乃至社会的多赢目标。 关键词,冷链物流;第三方物流;配送中心;商业计划ABSTRACT With China's rapid economic development and people's living standards have markedly improved, community's demand for low-temperature frozen food growing, while China's food safety problems have become very prominent. Great efforts to develop cold chain logistics, help guarantee food quality and safety, can effectively reduce an enormous waste of food produced in the links from production to consumption. At present, China's cold chain logistics development is far behind Japan and the U.S., Western Europe and other developed countries, China's cold chain logistics market there are still considerable room for development. In order to seize the cold chain logistics opportunities for development, YCL company intends to transform an old warehouses into a cold-chain logistics distribution center in Shenzhen, to carry out third-party cold-chain logistics business for food production enterprises and retail enterprises, to provide frozen food storage, circulation primary processing, distribution and other services. This paper is the business plan for YCL's cold-chain logistics distribution center project. Firstly, This paper discusses the background and significance of the business plan. Secondly, apply the theory of strategic management to analysis internal and external environment of the project, from which was found potential cold-chain logistics market opportunities in Shenzhen, and thereby to develop the project strategy. Thirdly, after project strategy enacted, using the theory of marketing to ascertain marketing segmentation, target market, market positioning, and developed a marketing plan. Fourthly, apply the theory of financial management to develop financial plans, and evaluated financial decision-making indicators. Finally, using the theory of risk management to analysis the risks that may be encountered and to tabled corresponding risk control measures. This study shows that: Shenzhen's cold-chain logistics market has broad prospects, the project services and products have obvious advantages, the project dynamic investment recovery period is only 3.4 years, the internal rate of return as high as 32.67%, the project's benefit is remarkable, and the project risks can be controlled at a lower level. The study concluded that investment of this project is feasible. The Business Plan provides decision-making reference for the YCL company, and hope YCL company to consider investment in the project in order to meet investors, customers, employees and the community as a win-win goal.
