本文首先回顾了国内外有关成本管理系统与 ERP 系统的理论以及各自的发
展历程,同时介绍了本文案例企业A公司所运用的企业管理软件即金蝶EAS系统
论文的第一部分对 A 公司的基本情况进行描述及分析,重点介绍了 A 公司成本管
理工作的业务流程、难点以及缺陷,阐明了借助 ERP 技术辅助成本管理工作的迫
切性。论文的第二部分从多个角度列举了 A 公司引入 EAS 系统后对成本管理工作
的具体辅助作用并通过目标成本的对标分析作为举例说明。论文的第三部分总结
了 EAS 系统为企业成本管理工作实现的三大优化成果,从而完成了成本管理工作
的目标,保证了企业利润的实现
本文将理论与实践相结合,通过分析论证了以 EAS 系统为典型的 ERP 技术给
企业成本管理工作带来的优化成效,符合当前房地产行业加强成本管理工作的需
要,能够对行业内其他企业的成本管理起到一定的借鉴作用
本文的创新点是通过 SWOT 分析模型得到 A 公司成本管理遇到的问题,再引
用 EAS 系统解决上述问题

Abstract
Accompanying the rapid growth of real estate businesses in recent years, the
ever-growing competition, together with the ever-tightening policy, has driven the
profit of most real estate companies lower. Thus, more effective cost management
become essential for many real estate companies to maintain a certain level of profit
and survive in the market. However, the traditional cost management no longer
satisfies the needs of many companies nowadays. On the other hand, the application
of modern information technology (IT) potentially allows highly effective,
standardized and integrated management processes, managers in the real estate
industry and academic experts are actively incorporating IT into the practice of cost
management, seeking to optimize cost management, standardize business processes,
enhance profitability and allows the business to succeed in the intense competition.
This thesis first reviewed the development of cost management strategies in
China and abroad, and the theory of the ERP technique. Specifically, a management
software package using by company A, Jindie EAS system, was discussed as an
example of the ERP technique. The first part of the thesis provided an overview of
company A, highlighting the business processes of cost management, and the
difficulties and flaws in these processes, demonstrating the urgency to apply ERP
system in cost management. The second part gave examples from different
perspectives of how EAS system plays important roles in cost management and cost
analysis for target projects. The third part summarized the three major cost
management achievements, which enables company A to meet its goals of cost control
and overall profit.
This thesis combined theory and practices, and successfully demonstrated the
advantages brought to cost management by ERP technique, especially by EAS system,
which allows company cost management to meet the increasing requirements
nowadays. The thesis will serve as a valuable reference for future cost management

1.1 选题背景及研究意义
伴随着计算机技术的日益升级以及经济全球化的不断深入,客户的需求也在
呈现多元化的发展。企业为此不断地提高生产工艺来迎合客户多元化的需求,这
在一定程度上给企业的成本管理增加了难度。面对日趋白热化的商海竞争,加强
成本管理、快速获取商业信息、保证产品利润率几乎是所有企业的当务之急。由
此,一个能够实时获取信息并能及时地对信息做出处理的管理平台对企业来说就
显得尤为重要。信息化技术由于其高效、标准、共享等突出的本质特征被管理界
认识,因此信息化管理平台也就随之出现,并不断得到发展。在当前的时代背景
下,如果想在不断加剧的企业竞争中争取自身的生存空间就必须首先保证实现良
好的企业管理。竞争对于企业间来讲也就成了各自经营管理的较量,而对于笔者
所工作的房地产企业,管理的重点即是成本管理。成本管理需要充分调动并组织
企业中的全部员工,在充分保证产品质量的大前提下,运用成本核算、成本分析、
成本控制、成本决策等一系列的科学管理手段为企业增产节支、优化管理,最终
争取利润的最大化。传统的成本管理存在仅强调成本核算、忽略成本决策等问题,
已经不能为当前的企业管理助力,如何优化以往的成本管理系统,改善企业的管
理水平,成为了当前学术界与实务界普遍关注的话题
