摘要

随着我国市场经济的不断发展和城市化进程的不断加快,商业地产异军突起,成

为继工业地产、住宅地产之后的又一重要地产形式,并在推进城市化建设、满足城市

居民多样化消费需求方面发挥着十分重要的作用。认真探寻商业地产的发展规律,如

何降低商业地产项目的开发成本,遂成为商业地产行业及其商业地产企业需要研宄与

解决的实际问题。

本文坚持理论与实际相结合的指导思想,在阐明本选题的背景和意义之后,首先

借鉴国内外研究成果,对商业地产项目开发过程中成本管理的相关理论进行了简要阐

述。接着,根据商业地产开发与成本控制的内在规律,提出其成本控制需要把握的决

策、设计、招投标、施工、竣工等主要环节。在此基础上,侧重以本人所在的宝龙地

产公司的宝龙城市广场项目为研宄对象,对其成本管理的现状与问题做了客观分析,

围绕项目成本管理的各个主要环节提出了具有一定针对性和实用性的优化措施和保障

措施,同时对运用“价值工程”、“挣值法”等现代化管理手段所取得的成效做了实

证分析,旨在对降低商业地产项目的成本开支,提高商业地产企业的成本管理水平和

赢利水平,起到具有可操作性的借鉴作用。

Estate as an Example

Abstract

With the continuous development of China's market economy and the process of the

city continues to accelerate, the commercial real estate A new force suddenly rises., as an

important form of real estate after the residential industrial real estate, real estate, and in

promoting the city construction, city residents to meet the diversified consumer

demand plays a very important role. Carefully explores the law of the development of

commercial real estate, how to reduce the commercial real estate project development

costs, has become the commercial real estate industry and commercial real

estate enterprises need to research and solve practical problems.

This paper adhere to the guiding ideology of combining theory witii practice, after

clarifying the background and significance of this topic,the first reference to the domestic

and foreign research results,on the related theory of cost management in commercial real

estate project development process are briefly introduced. Then,according to the

commercial real estate development and the inherent law of cost control, puts forward the

cost control need to grasp the decision-making, design, bidding, construction, completion of

the main links of settlement. On this basis, focus on where I am the Powerlong real estate

company Baolong city square project as the research object, on the present situation and

problems of the cost management to do an objective analysis, around each main link of

project cost management proposed certain pertinence and practicability of the optimization

measures and safeguard measures, at the same time the use of value engineeringearned

value method and other modern means of management achievements made empirical

analysis, aims to reduce the commercial real estate project cost, increase the commercial

real estate enterprise cost management level and the profit level, play with of operational.
