自改革开放以来,我国经济发展取得了伟大成就,尤其是加入 WTO 之后, 建筑业更是进入到黄金发展阶段;但是,与国外建筑行业相比,国内建筑企业 在项目管理发展中差强人意。为了更好地参与国内外的竞争,务必要快速发展 国内建筑企业项目管理水准,提升项目运作效能,拓展市场竞争实力,符合市 场发展需求。在建筑产业中,项目管理研究具有不可替代的重要价值。 项目管理,就是让项目管理人员对项目开展进行管理的行为。鉴于商业住 宅项目自身具有的特点,比如投资额度高、工期周期长、施工协调同步性高、 技术与策划具有复杂性等,表明了商业住宅项目管理运作具有很高的难度,所 以具备分析和研究的价值。本文从以下几个层面进行分析,涵盖质量环节、成 本环节、进程环节,以及人力资源环节等,在此基础上开展有效的研究、预 测、规划、管控、计算以及考评等,在提升工程质量、控制项目进度和提高人 力效率的前提下,能够有效控制成本,实现理想的发展效果。 本文以隆基泰和控股集团作为研究客体,以此分析国内建筑领域的项目管 理情况,探讨该企业开发的保定未来城项目管理的具体操作情况,探索在运作 环节中存在的问题,找寻问题出现的原因,在此基础上提出行之有效的解决策 略,为企业的发展提供全新的思路,以此为整个行业的运行提供可行性方案, 采用层次分析法进行全面的研究,持续强化工程项目管理的水准,强化企业的 竞争实力。 关键词,层次分析法;商业住宅;项目管理ABSTRACT Since the reform and opening up, China's economic development made great achievements, especially after joining the WTO, the construction industry is to enter the golden period of the development; however, compared with foreign construction industry, domestic construction enterprises in project management in the development of unsatisfactory. In order to better participate in domestic and international competition, be sure to quickly develop the domestic construction enterprise project management level, improve the project operation efficiency, expand the market competition strength, in line with the market development needs. In the construction industry, the project management research has the important value that can't be replaced. Project management, is to allow the project management personnel to carry out the management of the project. In view of the commercial residential building project has its own characteristics, such as investment in high amount, long construction cycle, construction coordination high synchronization, technology and planning with complexity and show that the commercial residential building project management operation is characterized by a high degree of difficulty, so have the price analysis and research value. This paper from the following several aspects analysis, covering quality link, link cost, process steps, and aspects of human resource and so on, on this basis, carry out effective research, forecasting, planning, management and control, calculation and evaluation, improve project quality, project progress control and the premise to improve the efficiency of human, can effectively control the cost, to achieve the ideal effect. The LongJiTaiHe holding group as the research object, in order to analyze field of domestic construction project management, to explore the enterprise development of Baoding future City Project Management in the specific operation , exploring in the operation of the link existing problems, find the reasons for the problems, based on proposed effective solution, to provide new ideas for the development of enterprises, in order for the operation of the industry as a whole to provide feasible scheme, using the analytic hierarchy process to a comprehensive study, continue to strengthen the project management level, and strengthen the competitive power of enterprises.
