I 摘要 随着改革开放的深入,社会经济发展水平不断提升,国家城市的城镇化水 平也日益提高,原有的粗放式的城市发展方式日益显现出他的弊端。“空城”“鬼 城”的不断出现,标志着农村的剩余人口没有获得根本的转移需求满足。为改 变现有的发展方式,避免城市“摊大饼”、地方政府过度依懒土地财政、城镇化 过程变成房地产的城镇化进程。我国制定了新型的城镇化发展战略目标,明确 了要以关注“人”的核心本质的开发理念,同时在 14 年国家总理的年度工作报 告中,也清晰指出了我国接下来要走新型城镇化的发展道路,给房地产业带来 了新的机遇和调整。房地产业作为我国的重要产业,房地产开发项目的投资开 发在城镇化过程中扮演着重要的角色。在此基础上,对新型城镇化下的房地产 开发项目进行可行性研究,能够帮助房地产企业有效的适应新的环境和要求, 作出自己正确的决策,做到更好的生存发展。 基于这样的前提,综合历来对行业的研究资料和自身的对行业的认识,对 新型城镇化下的房产开发项目的可行性给出具体的研究方法,旨在对原有的可 行性研究方法进行补充和完善,找出新型城镇化下房地产开发项目的主要关注 点、核心指标,建立一定的评估体系,并以案例的形式对新型城镇化下的房地 产开发项目可行性研究方法进行论证。 本次研究旨在通过一定理论实际结合的方法,表达清楚房地产开发项目在 新型城镇化下的可行性研究方法。对企业本身在新的环境下的房地产项目投资 决策给予帮助和支撑。 关键词,新型城镇化,房地产开发项目,可行性研究,评估体系Master Dissertation of Suzhou University of Science and Technology Abstract II Abstract With the development of the national economy, the level of the country's urbanization rate has been improved, and the existing extensive urban development mode has shown his abuse. The empty ghost frequent appearance, the transfer of the rural population did not get real protection. In order to change the existing development mode of the city, to avoid the pie, the local government excessive dependence on land finance, the process of urbanization into real estate urbanization. Countries have formulated the development strategy of the new town, the core of people-oriented, Premier Li Keqiang put forward the development direction and goal of the new urbanization in 2014 government work report, brought new opportunities and adjustment to the real estate industry. Real estate as a pillar industry of the country, real estate investment and development projects in the process of urbanization has played an important role in the development of the real estate industry. On this basis, to study the feasibility of the new urbanization of the real estate project, can adapt to the new environment and help the real estate enterprises effectively, make the right decisions, do a better survival and development. Based on this premise, combined with the experience of relevant references at home and abroad and the accumulation of their own, to study and analyze the feasibility of the new urbanization of the real estate project, to supplement and improve the original method of feasibility study, the main focus of the new urbanization, to find out the real estate project core index, establish the evaluation system and then, in the form of case study method to study the feasibility of the new urbanization of the real estate project. By combining theory with practice, this paper illustrates the general research methods of real estate projects and the feasibility study methods of real estate projects under the new urbanization. Under the new situation of housing prices in the development of the project decision-making has a certain reference value.
