可行性研究是在投资决策之前,对拟建项目有关的市场、资源、技术、经济、 社会等进行全面的调查、分析、比较和论证,从而判断项目在技术上是否先进、 经济上是否合理、建设上是否可行。在项目投资决策中,引入和加强可行性研究, 可以实现项目决策的科学化、民主化和程序化,降低或减少投资决策的失误,为 项目的顺利实施和有效控制提供依据或参考。 报告依据项目可行性研究与经济评价理论,结合国内外相关研究文献与资 料,对长沙 FLXB 房地产开发项目进行可行性研究,以期有利于房产项目的合理 开发和企业投资的科学决策。主要内容包括,首先,提出问题,构建房地产开发 项目可行性研究的基本体系,并对 FLXB 项目的基本情况、特点进行分析;其次, 联系宏观经济实际,进行项目开发的投资环境与市场定位分析,寻找出项目的竞 争优势;再次,根据拟定的开发方案估算总投资和销售收入,计算相关财务指标, 进行财务经济效益评价;最后,进行不确定性分析,判断项目抗风险能力的强弱, 并提出相关的风险防范与规避建议。 报告研究表明,在宏观调控的大背景下,长沙市房地产市场仍然呈现出良好 的发展态势,FLXB 项目具有较强的市场竞争力,良好的财务经济效益和一定的 抗风险能力,整体可行。 关键词,房地产、可行性研究、财务评价、不确定性分析II Abstract The feasibility study room in the investment decision-making, the related maket, resources, technoligy, economy, social issues such as comprehensive analysis, argumentation and evaluation, so as to determine whether the project in the base of advanced, whether it is economically reasonable, the construction is feasible, and the scientific method optimization of many schemes. Feasibility study is to achieve the purpose of the project decision-making scientific and democratization and sequencing, reduce or avoid investment decision-making mistakes, provide the basis for project smooth implementation and effective control or reference. Paper based on the project feasibility study and economic evaluation theory, combined with domestic and foreign relevant research literature and data, in changsha FLXB real estate development project feasibility study, in order to conducive to the rational development of real estate projects and enterprise investment decision-making. Main contents include: first, ask questions, to build real estate development project feasibility study of the basic system, and the basic situation and characteristics of FLXB project analysis; Second, macroeconomic actual contact, project investment environment and market positioning analysis, looking for a project competition advantage; Again, according to the proposed development scheme estimates the total investment and sales income, calculate relevant financial indicators, financial and economic benefit evaluation; Finally, uncertainty analysis, which judge the strength of the risk resistance ability of the project, and related risk prevention and evading Suggestions are put forward. Paper studies have shown that under the background of macro-control, the real estate market in changsha city still presents the good development momentum, FLXB projects with strong market competitiveness, good financial economic benefit and anti-risk ability, overall feasible.
