随着我国经济的不断发展,建筑行业的国民经济支柱地位越发显著,但作为 项目前期工作的重要组成部分——项目可行性研究,它的发展却相对滞后。由于 忽视项目可行性研究的重要性,导致盲目投资、土地抛荒、商品房积压等诸多工 程问题,造成了项目资源的巨大浪费。项目可行性研究报告是决定项目投资与否 的依据,通过计算、分析和论证,评价和比较各个方案的优劣,从而保证项目的 技术可行性、经济合理性和可持续性,可以减少投资决策的盲目性,提高建筑企 业的经济效益,保障房地产市场的健康发展和不断完善。 本文以唐山南湖休闲美食广场项目作为研究对象,采用定性与定量分析、宏 观和微观分析、理论与实际分析相结合的方法,在研究国内外可行性研究发展的 基础上,运用可行性研究的一般理论,分析了项目的市场条件和技术条件,对唐 山南湖休闲美食广场项目的社会、生态和环境效益进行了定性分析,对项目投资 方案的经济效益进行定量分析,在此基础之上分析了项目经济的合理性、盈利性 和可行性,对于本项目有一定的实践操作意义,同时为今后房地产项目开发提供 一点理论支持和实践经验。 本文在项目可行性理论分析的基础上,以唐山南湖休闲美食广场项目为对象 进行项目可行性分析,开展实证研究,主要包括市场和技术的分析,经济、社会、 生态和环境的影响分析等五部分内容,最后得出:唐山南湖休闲美食广场项目拥 有良好的市场前景,消费需求旺盛,市场前景乐观,财务效益较好,有一定的抗 风险能力。 关键词:项目;可行性研究;休闲美食广场 西南交通大学硕士研究生学位报告 第II页 Abstract As China's economy continues to develop, the construction industry's pillar position has become more and more significantly, but as an important part of the project's preliminary work the feasibility studies, its development is lagging behind. Due to neglect the importance of project feasibility study, it always leads to too large scale of investment, blind investment land abandonment, commercial housing backlog and so 011, result in a huge waste of project resources. Feasibility study is an important basis for making investment decisions. It compares and evaluates each program's strengths and weaknesses by calculation, analysis and demonstration, thus ensuring the project's technical feasibility, economic rationality and sustainability. It can reduce blindness in investment decisions, improve the economic benefits of construction enterprises and ensure the healthy development and continuous improvement of the real estate market. In this paper, it takes the Tangshan Nanhu casual food court project as a research object, using the methods of qualitative analysis and quantitative analysis, macro analysis and micro analysis, theoretical analysis and practical analysis. Based on the study of the feasibility study's development at home and abroad, it adopts the general theory of the feasibility study to analysis of the project's market and technological conditions, taking qualitative analysis of the social, ecological and environmental benefits of the Tangshan Nanhu casual food court project, taking quantitative analysis of the economic benefits of the project investment program. Based on these analysis .take the judgment of the project's economic rationality, profitability and feasibility. It has some practical operational meaning, and also provides some theoretical support and practical experience to the future development of real estate projects.
