由于广东 YZ 木材市场的产业转移、产业升级的需要,由广东 YZ 物流基地有限公 司与广东 YF 投资有限公司共同投资开发建设一个大型国际木材、装饰材料交易中心; 中心设置除害处理及木材加工区、木材生态园、现代物流中心、信息服务中心、国际木 材及制品采购中心、国际木材及制品交易中心等商务核心功能区,延续 YZ 木材六十年 的品牌。构建以电子商务为枢纽、以 YZ(中堂)木材交易中心为金融代理的信息和资 金平台,吸引原有客户、全国各地木材商家、乃至世界各地木材商家进驻市场。项目将 配套建设锯材、干燥与木材加工厂,配套木材检测鉴定、检疫放行、展示、物流、仓储、 生活等服务设施。 文章首先对广东木材行业的相关理论知识进行了梳理,在此基础上,就企业搬迁转 移的概况进行了说明,并详尽分析 YZ 木材市场产业升级的动因;报告从木材市场转移 升级的性质、功能、定位等方面就项目概况进行了分析;通过分析探讨,作者结合木材 市场的中心定位,从建设条件、环保、工程规划提出木材市场转移升级的建设方案;作 者分析了主要是根据相关的财务数据,对项目的投资进行估算,并对项目的盈利能力及 债务清偿能力进行评价;最后部分得出了报告的结论及相关意见。 该项目将大大提高东莞市木材、装饰材料流通贸易的国际地位,吸引更多的家具生 产企业集群。将大力促进东莞木材物流业,为东莞市第三产业增添投资动力,为当地带 来稳健的财政收益。通过本文的撰写,希望能对广东经济社会的双转型及可持续发展提 供一些借鉴。 关键词,商业计划书;木材市场;电子商务II Abstract To invest and develop the construction of a large international wood, decorative materials trading center by the Guangdong YZ logistics base limited company and Guangdong YF Investment Limited company. The Center set business core areas which including pesticides treatments and wood processing district, wood ecological park, modern logistics center, information service center, the international timber and products procurement center, international wood products trade center. It makes the continuation of YZ wood brand for sixty years. To construct a hub of electronic commerce, an information and capital platform of financial agency by using the YZ ( central ) timber trading center. To attract original customers, wood merchants from all over the country and the worldwide wood businessmen come into the market. The project will be supporting the building sawn timber, drying and wood processing plants, the wood identification, quarantine clearance, logistics, storage, display and living service facilities. This paper gives a brief introduction of the related theoretical knowledge of Guangdong wood industry at first, on this basis, it explains the general situation of the relocation of enterprises transfer, and analysis the reason why industrial upgrading of YZ lumber market. Then in the third chapter, the paper analysis the attribution , function, position of the project overview of timber market transfer and upgrade. In fourth, fifth, sixth and seventh chapters, the author combined the timber market center positioning, proposed project planning of timber market transfer and upgrade from the construction conditions, environmental protection and construction scheme issues. The eighth and the ninth chapters is based on the relative financial datas, estimate the project investment, and evaluates the project profitability and debt repayment ability; the final part is the conclusion of the thesis and related suggestions. The project will greatly improve the international status of Dongguan wood, decorative material circulate transation, to attract more furniture production enterprise cluster. It will vigorously promote the Dongguan timber logistics industry, increased investment power for the tertiary industry in Dongguan, bring a prudent fiscal revenue for the local government. Through this paper, Hoping to provide some references for Guangdong economy and society double transition and sustainable development.
