随着科技的不断发展,互联网技术开始应用于各个领域,对现代物业管理商 业模式的创新有着深远的影响。目前虽有众多理论研究探讨互联网技术和物业管 理问题,但鲜见有研究将两者结合,分析互联网技术对现代物业管理商业模式的 影响和应用问题。本文从物业管理现状出发,分析了现有物业管理服务体系与商 业模式现状与挑战,提出现代物业管理商业模式创新的分析框架,并通过一个案 例进行了深入分析。 商业模式是一个由价值提供、价值体系结构、盈利模式三个维度九个要素组 成的系统,术推动和需求拉动都可以促进商业模式的创新,从技术推动角度看, 互联网技术可以影响商业模式各组成部分,从而推动商业模式的创新;从需求拉 动角度看,满足顾客需求是商业模式创新的主要驱动力,互联网技术可以帮助物 业企业满足业主更高层次的需求,从而不断促进物业企业商业模式的创新。本文 以雅生活公司为案例,从技术推动和需求拉动两个角度探讨了现代物业管理中的 商业模式问题,提出基于互联网技术的提高物业管理公司的经营效率和盈利能力 思路,精准的知道和预测消费者需求,满足了业主多层次需求,减少了人工投入, 扩大了物业管理公司管理宽度,降低人工成本,以实现利益最大化。强调在物业 公司进行商业模式创新时,需要从自身角度考虑,注意数据的保密以及复合型专 业人才的培养。 本文的研究有助于物业公司进行互联网技术赋能升级,精准把握目标客户的 需求,降低运营成本和风险,利用大数据提供更加优质的产品和服务,提高市场 竞争中的地位,以创造更大盈利空间。 关键词,互联网技术 需求拉动 现代物业管理 商业模式 论文类型,应用研究浙江工业大学硕士学位论文 II Innovation and application of modern property management business model based on internet technology ABSTRACT With the continuous development of science and technology, Internet technology has been applied in various fields, which has a profound impact on the innovation of modern property management business model. At present, although there are many theoretical research on internet technology and property management issues, but it is rare to study the combination of the two, analysis of internet technology on the modern property management business model of the impact and application of the problem. Based on the present situation of property management, this paper analyzes the present situation and challenges of the existing Property management Service system and business model, puts forward the analysis framework of modern property management business model innovation, and makes an in-depth analysis through a case. Business model is a system consisting of nine elements: value provision, value architecture, profit model three dimensions, and both technological push and demand pull can promote the innovation of business model: from the point of view of technology promotion, Internet technology can influence the components of business model, thus promoting the innovation of business model, from the perspective of demand pull, To meet customer demand is the main driving force of business model innovation, Internet technology can help property enterprises to meet the needs of owners at a higher level, so as to continuously promote the innovation of business model of property enterprises. Taking ya Life Company as a case, this paper probes into the business model of modern property management from two angles of technology promotion and demand pull, and puts forward the idea of improving the operating efficiency and profitability of property management companies based on internet technology, accurately knowing and predicting consumer demand, satisfying the needs of owners at multiple levels, reducing the artificial input, Expand the management width of property management companies, reduce labor costs, in order to achieve maximum benefits. It is emphasized that in the innovation of business model of property companies, it is necessary to consider the confidentiality of data and the cultivation of compound professionals from their own point of view.
