本报告根据行业现行规范规程以及地方相关法律法规进行编制、研究,通 过研读国内外相关的资料、著述,大胆吸收国内外文化产业工程建设的有益经 验和成果,立足于我国文化产业项目建设现状, 具体具体结合武汉中央文化区 周边环境及城市整体文化旅游氛围进行工程布置及建筑物设计、采用适应工程 区域施工条件的方案进行施工组织设计并进行必要的经济指标分析,采用文献 研究法、规范分析和实证分析相结合、比较分析和综合分析相结合、定量分析 和定性分析相结合等研究方法,遵循“安全,资源,环境”三位一体的规划思 路,结合合理可行的施工方案估算工程投资并对工程投资经济合理性进行分析, 最终完成一份在技术参数、经济指标均可行的研究报告,为建设管理单位在该 工程的建设必要性及投资总量等方面提供可行的参考依据。 具体内容从武汉中文化区 K8 地块实际出发,采用理论与实践相结合的研 究方法,分别从技术、经济、环境和风险等多个方面出发,详实的分析和验证 了项目建设的可行性。 技术可行性方面,考虑设计方案,结合工程场地现状,对项目建设从建筑 设计、结构设计、给排水设计、暖通设计、强电设计等多个方面进行分析;对 项目施工组织从总承包管理模式、临建设施、施工平面、分部分项工程施工方 法等多个方面进行分析。 在经济可行性方法,从经济和社会的角度出发,通过经济分析、财务评价、 经济分析和社会影响分析,提出了资金筹措及资金使用计划,对项目成本及收 入进行预测。针对主要变动因素进行敏感性分析,找出敏感性因素,分析项目 投资效率的不确定性。 环境适应性方面,从节能和环境保护展开。通过能耗分析,提出了相应的 节能措施。通过环境现状和污染源和污染物的分析,提出了控制污染的措施; 并进行了绿化设计和环保投资措施,同时对社会经济效益进行分析。项目风险 分析方面,通过风险源识别和风险识别,提出了相应的风险控制措施。 关键词:土木工程,建筑设计,施工组织,经济效益湖 北 工 业 大 学 工 程 硕 士 学 位 论 文 II Abstract This paper is based on the current industry regulations and local laws and regulations related to preparation and research, by studying the domestic and foreign relevant information and works, boldly absorb useful experiences and achievements of the construction of cultural industry at home and abroad, based on China's cultural industry project construction present situation, the specific combination of cultural tourism atmosphere of Wuhan central cultural zone surrounding environment and the whole city project layout and building design, construction organization design and analysis of economic indicators necessary to adapt to conditions of project area construction, adopting the research method of literature research method, normative analysis and empirical analysis, comparative analysis and comprehensive analysis of the combination of quantitative analysis and qualitative analysis, follow the safety, resources, environment three-in-one planning ideas, combined with the construction scheme is feasible.
