随着我国的房地产行业飞速发展,它已经为国民经济的支柱产业。房地产行 业实践性强,在发展的过程中,房地产领域的热点、重点问题频出,常常给社会、 开发商带来了不可挽回的损失,而在房地产项目开发之前,为了最大程度的避免 由于主观决策、盲目建设所带来的损失和不良的后果,必须对拟建项目的各个方 面进行充分的评价、研究、论证。企业的决策者不仅要对项目的基本情况及资料 非常了解,还要对该项目所处地理位置是否符合本公司发展情况、项目产品在市 场上是否需要、在技术上是否可行、在经济上是否合理,在项目前期阶段必须要 进行研究。尤其是在多个目标市场中出现多个目标项目地块的情况下,更要对各 个项目地块进行横向及纵向的可行性分析,从而得出有效数据,为项目决策所用。 本文所研究的方向不同于以往房地产企业对于单一地块项目的可行性研究, 而是通过横向及纵向的对比,依托于传统可行性研究的理论基础,结合项目管理 学、数学、统计学、分析学等多学科的理论基础,通过综合评价方法对房地产项 目前期可行性进行研究。得出对于多个项目地块可行性分析指标结论数值,用直 观的方法对项目地块进行分析对比,通过对比得出最优项目地块进行决策,从而 获得更大的经济利益,同时,这种方法的使用可以有效的节省企业的时间及在项 目前期的经济成本。并且提高项目前期管理人员的业务水平。这种评价方法的应 用,可以有效的房地产企业对于目标项目选取的压力。从而帮助企业在选择核心 竞争项目的过程中减少决策压力,降低项目拓展成本,为房地产企业提供全面的 数据分析,帮助企业实现较高的经济效益。 关键词:房地产项目 项目前期 综合评价 可行性ABSTRACT Chinese real estate industry has already become the mainstay of country’s economy with its rapid development. Due to the practicality of the industry, the society and developers frequently suffer irretrievable losses from its hot spots and key points in the course of development. Therefore, fully evaluation, research and analysis must be performed on every aspect of the proposed projects before developing the real estate ones, so as to avoid the loss and undesirable effects caused by subjective decision and blind development to the great extent. The decision-makers should know the project fairly well, which means not only know about the general condition and information, but also have to work on the preparatory study, such as location, demand, feasibility and rationality. Especially, when there are various target project lots on multiple target markets, a feasibility analysis on project lots laterally and longitudinally should be a must and the effective data on the basis of that analysis will be used for project decision. The main research direction of this paper differs from the previous feasibility studies on single lot project performed by real estate enterprises. This research is a study on the feasibility of the prior period of real estate project by comprehensively assessing and laterally and longitudinally comparing, based on traditional feasibility study theory and combined with the multidisciplinary approach of project management, mathematics, statistics, analysis, etc. Thus, a numerical result emerges from the stated analysis. Moreover, by means of intuitive contrast and analysis of the project lots, more economic interests will be achieved. In the meantime, the study does not only save time for enterprises and reduce the cost of that during the project’s prior period, but also raise the professional level of managers who are in charge of the earlier stage business. The application of this kind of study, offering the complete data analysis for enterprises, successfully reduces the pressure of target project selection, which helps enterprises to decrease the decision-making pressure in the process of choosing the competitive project and also helps to cut down the project developing cost and achieve the best economic effects.
