摘 要
由于国民人口基数大和长时间执行计划生育政策，中国的老龄化问题已日益
严重。现阶段，国内养老服务产业的发展仍无法满足中国老龄人口的服务需求，
存在着巨大的市场缺口。国内关于养老产业的研究，主要还集中在国家政策以及
国外的成功经验上，缺乏结合老龄人口状况和当地政策的养老地产案例研究
本文通过对国内外养老地产行业的相关文献和理论进行归纳，以Q国际颐养
中心为研究对象，寻找其长期稳定发展之路。首先，根据对国外先进经验教训的
总结，发现我国养老产业发展的问题。其次，通过分析其近期发展情况，深入探
讨其经营模式、营销策略和社会影响现状，找出发展问题并提出改进措施，为其
长期稳定发展奠定基础。本研究对该项目的长期发展具有较强的现实意义，也有
助于行业管理者对成都养老地产项目开发有更系统了解

ABSTRACT
Due to the large population and the long-term family planning policy in China, the
aging issue is increasingly critical. Right now, Chinese pension service agencies cannot
meet the requirement from the elderly population, which leads to a huge market gap.
The researches on the internal pension service lie emphasis on the national policy and
the external successful cases, and lack the case study which takes the elderly demands
and local policy into consideration.
Based on the comprehensive analysis of the domestic and international pension
estate industry, this paper takes the Q International Nursing Center for example to
search for its long-term stable development. First, the problems in the development of
Chinese pension service are derived through analyzing the external experiences. Then,
we focus on the case study and analyze its recent situation, especially in its operation
model, marketing strategy and social influence. According to the situation analysis, we
find its development issues and propose corresponding improvements to realize its
long-term stable development. In general, this study has a strong practical significance
for the long-term sustainable development of this case and helps the industry managers
to have a more systematic understanding of the development of Chengdu pension estate
industry.
