摘要
在当代，任何产品或服务都涉及到一个关键词——质量，其已经俨然成为各行各
业赖以生存和发展的基础。房地产企业的产品质量不仅关系到企业自身的长远发展，
而且关系到每一位用户的产品体验，甚至生命安全。房地产企业作为国内经济得以迅
速发展的基础与核心，其在伴随各类相关产业发展壮大的同时，其各个领域逐渐地出
现了一系列的质量问题，而最为常见的就是其工程项目的质量问题，也就是人们常说
的“豆腐渣”工程。探其根本，主要是国内房地产企业的过快发展使得相关的法规制
度无法及时跟上，进而导致房地产的企业运营管理缺乏规范的理念或方法，部分领导
的监督不能及时到位，多数员工的质量意识不强等，这使得我国的房地产工程项目质
量问题日益突出
为此，本研究将以TY住宅建设项目质量管理过程中如何提高项目建设质量为出
发点，分析探讨项目质量管理体系在住宅建设项目中的应用。希望通过先进科学的质
量管理方法，在保证合理工期的基础上，探求如何提高施工质量和充分发挥工程建设
过程中人的主观能动性，做到以人为本，交出成本合理质量过硬的优质工程
研究工作的理论基础主要是在国内外相关文献与实践研究基础上，详细阐述的质
量、质量管理、全面质量管理以及建筑工程项目质量管理等基本理论与工具方法。研
究以郑州碧桂园TY住宅建设项目为案例，从工程立项背景、组织架构、质量策划、
质量控制和质量保证等几个方面具体介绍了TY住宅建设项目质量管理的基本情况，
分析了该项目质量管理中存在的主要问题，在明确TY住宅项目质量管理改进目标与
原则的基础上，提出了TY住宅项目质量管理改进的基本思路，进而从质量策划、质
量控制、质量保证三个方面提出了具体的质量管理改进对策。论文通过对TY住宅建
设项目质量管理进行研究，分析了工程项目质量管理过程的每一阶段，强调提高员工
质量管理意识以及进行事前质量控制的重要性，以期能在TY住宅项目中建立一套全
面的高质量的工程项目质量管理规范制度，以应对工程项目中可能出现的各种质量问
题，提高房地产企业的工程项目质量管理水平，并最终实现工程项目质量目标
论文对郑州碧桂园房地产企业TY住宅项目质量管理的研究，是将工程项目质量
管理理论应用于项目工程开发具体实践的尝试，研究所提出的建筑工程项目质量管理
的改进方案，对郑州碧桂园房地产企业的工程项目质量管理的进一步规范具有一定的
实用价值，对同类房地产企业项目质量管理具有参考价值

In the modern era, any product or service involves a key word-quality, which has already
become the basis for all industries to survive and develop. The product quality of a real
estate company not only relates to the long-term development of the company itself, but
also affects each user's product experience and even life safety. Real estate companies, as
the foundation and core of the rapid development of the domestic economy, have gradually
emerged a series of quality problems in various fields along with the development and
expansion of various related industries. The most common problem is the quality of its
engineering projects. That is, people often say bean curd residue project. The basic
exploration is that the over-rapid development of domestic real estate companies has made
the relevant laws and regulations unable to keep up with the situation. This has led to the
lack of a standardized concept or method for the operation and management of real estate
companies. The supervision of some leadership is not in place in time and the quality
awareness of most employees is not strong, which makes our country's real estate project
quality problems become increasingly prominent.
Therefore, this study starts with the TY residential construction project quality
management process to improve the quality of the project construction, and analyzes and
discusses the application of project quality management in residential construction projects.
It strives to adopt advanced scientific quality management methods, and on the basis of
guaranteeing a reasonable construction period, explore how to improve construction
quality, fully mobilize people's subjective initiative in the process of project construction,
achieve people-oriented, and hand over high-quality projects with reasonable cost and
quality.
Based on related literature and practice research at home and abroad, this study specifically
elaborated the basic theories and tools for quality, quality management, total quality
management, and construction project quality management. The study was conducted on
the TY residential construction project of Zhengzhou Country Garden. The basic situation
of quality management of TY residential construction projects was introduced in detail
from the aspects of project establishment background, construction organization, quality
planning, quality control and quality assurance. The main problems in the quality

management of the project were analyzed, and the TY residential project was clarified.
Based on the objectives and principles of quality management improvement, the basic
ideas for improving the quality management of TY residential projects are proposed, and
then the specific quality management improvement measures are proposed from the
aspects of quality planning, quality control and quality assurance. The thesis has studied
the quality management of TY residential construction projects, analyzed each stage of the
project quality management process, emphasized the importance of improving employees'
quality management awareness, and conducted prior quality control in order to build a
comprehensive set of projects in the TY residential project. The high-quality engineering
project quality management standard system responds to various quality problems that may
arise in the project, improves the quality management level of the real estate enterprise's
engineering project, and finally achieves the project project quality goal.
The paper's research on the quality management of the TY residential project in Zhengzhou
Country Garden real estate enterprise is an attempt to apply the project quality
management theory to the specific practice of project engineering development. The
improvement project proposed by the institute for the quality management of construction
project projects is for the Zhengzhou Country Garden real estate company. The further
specification of project quality management has certain practical value, and has reference
value for project quality management of similar real estate enterprises.
