本文以项目的投资和风险评价理论为研究工具，并以 L 县 XGK 城中村改造项
目为例进行了实证研究，项目的投资和风险评价是其可行性的两个重要决策依据，
将投资和风险评价理论运用到城中村改造项目中，既确定了改造项目的经济价值，
又明晰了改造项目的风险因素。运用已有的理论工具解决其具体问题，为保障城
中村改造项目的成功实施创新了方法
在案例研究的理论应用中，一方面从社会评价和经济评价两个维度为项目投
资决策提供了科学依据，另一方面在项目风险评价中运用了盈亏平衡分析法、层
次分析法、敏感性分析法和模糊综合评价法理论工具，以改造项目的数据为基础，
建立函数表达式及模型，实现了以科学理论为指导，以实际案例为依托的研究路
径。通过实践，本文在社会评价中，探讨了改造项目土地价值提升时如何保障民
生改善的主体定位

ABSTRACT
The reconstruction project in the urban village is a problem with complexity and
uncertainty. Its complexity is reflected in the participation of multiple parties, social
impact, public attention is high; the uncertainty is reflected in poor demolition control,
performance risk. At the same time, the reconstruction project has the property of real
estate projects. Therefore, it is necessary to grasp the core problems and find the
scientific method.
This paper takes the investment and risk evaluation theory of the project as the
research tool, and takes L county XGK urbanvillage reconstruction project as an
example to carry on the empirical research. The investment and the risk evaluation are
two important decision basis of feasibility. The investment and risk Applying the
evaluation theory to the village reconstruction project in the city, the economic value
of the reconstruction project is determined, and the risk factors of the reconstruction
project are clarified. Using the existing theoretical tools to solve their specific
problems, in order to protect the successful implementation of urban village
reconstruction project innovative methods.
In the theoretical application of case study, on the one hand, it provides scientific
basis for project investment decision from the two dimensions of social evaluation
and economic evaluation. On the other hand, in project risk evaluation, break-even
analysis method, analytic hierarchy process, sensitivity analysis Method and fuzzy
comprehensive evaluation method. Based on the reconstruction project data, the
function expression and model are established, and the research path based on
scientific theory and practical case is realized. Through practice, this paper discusses
how to protect the livelihood of the improvement of the main position of the
improvement of the land value of the project in the social evaluation.
