摘要
我国房地产业在国民经济中地位重要,房地产业保持持续稳定发展有利于促
进国民经济健康快速发展。众所周知房地产业牵扯范围大、开发时间长、资金需
求大,如果融资方式不去恰当,很多企业都面临资金短缺甚至资金链断裂破产的
威胁。房地产企业寻求新型融资模式,拓展融资渠道成了最关心的问题,“互联网+”
概念在不同领域的发展,同样也给房地产市场注入了新鲜的血液。房地产借助互
联网金融来降低企业融资成本,不仅推出互联网理财产品,同时利用互联网众筹
融资模式转型。因此企业只有在适应环境、找到适合自己的金融创新,才能在当
下的市场竞争中立足,站稳优势地位

本文借鉴并整合国内外研究成果的理论,与当下中国国情相结合,针对不同
阶段、不同规模、开发不同业态的房地产企业融资模式进行研究,找到适合房企
自身的融资方式或渠道组合。新型模式的案例分析,表明房产企业在当前猛烈的
市场竞争中应付局势的冲击,开拓潜在市场,快速在未来可行的板块中进行布局
以抢占先机,确保在产能过剩的产业格局中稳健发展

Research on the Financing Model of the real estate
industry during transformation process
Abstract
The real estate industry plays an important role in the national economy, therefore
maintaining a sustained and stable growth of real estate industry is good for promoting
the rapid and healthy development of the national economy. Due to the characteristics
of real estate industry, such as large scale, long cycle, intensive capital, high risks, real
estate developers, especially small and medium-sized enterprises, often face a shortage
of funds, or even the rupture of the capital chain. Hence, looking for new financing
methods and expanding financing channels have become the top concerns for real estate
enterprises. The penetration of the concept of “Internet+” in different areas has brought
some fresh blood in the real estate market. Real estate enterprises utilize internet finance
to reduce corporate financing costs. They can not only introduce online banking
products, but also use Internet for crowd funding to transit to asset light model. Hence,
only when adapting to the environment and innovating on the most suitable financing
methods can the enterprises remain dominant in the highly competitive market.
Based on the research results across countries, this paper studies the financing
models of the real estate enterprises of different scales and types at different time by
combining theory and application, and aims to find the most suitable method or the best
combination of methods of financing for real estate enterprises. The case study of the
new model implies that the real estate enterprises can deal with the impact of the current
fierce competition in the market, expand potential market, and manipulate the sector
quickly to gain a headstart, to ensure a steady development in light of the excess
capacity of the industry.
