本文首先对相关研究进行述评,接着对 HB 银行廊坊分行房地产行业的现状和存
在的风险以及风险的成因进行了分析。然后以 HB 银行廊坊分行为例,具体分析了 HB
银行廊坊分行房地产信贷的现状,并指出了 HB 银行廊坊分行当前房地产授信客户存在
的风险。最后本文建议 HB 银行廊坊分行要规范信用评估系统,建立风险监控机制,加
强资金封闭管理,将房地产信贷适当证券化,建立信贷双重保险机制,提高银行专业化
管理水平,同时提出了相关的政策建议

Abstract
The real estate is an important part of the business of commercial bank credit. The
subprime mortgage crisis has led to the bursting of the real eatate bubble in the United States.
In recent years,coupled with the complex changes in the real estate market in China, the fact
that China’s commercial banks have to face the real estate credit risk has become increasingly
prominent. China’s banks have faced with the ever-changing real estate market and the
potential risks in the real estate credit. With the further increase of the total real estate loans
and the extension of the operational start-up,there’s a big problem that how could we guard
against the risk of real estate loans of the commercial banks. The crisis which caused by it will
directly affect on China’s macro-economic policy-making and economic development. What’s
more, it will even affect on all aspects of modern social and economic life. Therefore, making
a research about the real estate loan risk has become more and more practical and significant
for China’s commercial banks.
Firstly, I will make a review of the paper, then I’ll give you an analysis about the current
situation of the real estate industry in HB bank Langfang branch and the cause of the risks.
What’s more, I will make HB bank Langfang branch as an example to give you a detail
analysis of the current situation of the real estate credit. And point out the issues related to the
current real estate credit of HB bank Langfang branch. Finally, I give some suggestions for HB
bank Langfang branch about standarding more commercial banks to regulate the credit
evaluation system, establishing a risk control mechanism, strengthening the management of
funds closed, establishing the dual credit insurance mechanism, enhanceing professional
management level of the commercial banks. And put forward some relevant policy advice.
