Summary
Firstly,this paper elaborated the risk management theory of commercial banks,introduces
several measurement method of risks witch are mainly using, analysis specific causes policy,
market, funds, mortgages and other risk factors of commercial banks to the real estate credit risk
management.
Secondly,this article is based on the actual situation of the credit management of China
Construction Bank branch in Guizhou province, introduced the relevant provisions of the bank
credit management system and real estate credit risk management,this paper focuses on the existed
problems of the real estate credit risk management system ,such as the long process, management
level, the loan before the survey, difficulty of the fully guarantee of the authenticity,the
disconnection of the IT system between banks, affection by the national policy,and put forward
through the analysis of the casuses of these problems,is mainly that banks current take closed
management as the core of the estate credit risk management system that contained
with-hindsight and sub post, can not completely adapt to the changes of the rapid development of
social economy.
The credit management philosophy has deviated,and brought problems in response to the
borrower, the development of management mode, external supervision of new situation etc,
making the real estate credit management is passive.In order to get a better analysis the
performance of the above problems, this paper also takes a housing project in Guizhou Province as
an example, introduces the specific performance of the existing problems are introduced.
Finally, on the basis of the above analysis, this paper proposed in the advices of the
transformation that make the management system of credit risk management better ,include that
make the management system from a passive response to active management,loan management to
the integrated management; by a single line management to a plurality of line.And proposed in the
suggestions of the jointly management of banks and government to the management of the credit
risk.
