摘 要
随着我国国民经济的快速发展，在我国国民经济中具有重要地位的房地产行
业也在快速的发展，作为房地产行业的主要资金来源，我国的商业银行对我国的
房地产行业的快速发展做出了重要贡献。根据不完全统计，在房地产开发资金当
中，来自于商业银行的贷款占 20%-30%，这说明商业银行所提供的资金在房地产
开发中占有很重要的地位。

但随着我国房地产行业的快速发展，我国商业银行在房地产贷款业务上的风
险也越来越大。作为防范房地产项目贷款业务风险的主要手段，房地产项目的风
险评估就越来越重要。

本文结合洛阳银行的相关房地产贷款项目的风险评估业务，通过分析和研究
国内外在防范房地产贷款项目风险的思路和方法，运用 AHP 层次分析法建立商业
银行对房地产贷款风险的评价比较模型，以此来得到房地产贷款项目的等级评定
指标与评分办法。然后运用实证分析的方法以以对洛阳银行对 XJ 花园项目的评估
为例，通过收集、整理并分析相关数据，对该项目进行评定。通过以上的风险评
价的分析和研究以此来规范洛阳银行防范房地产贷款项目风险评估的思路和过
程。

ABSTRACT
With the rapid development of China's national economy, has an important role in
China's national economy in the real estate industry is also developing rapidly , the real
estate industry as a major source of funds , China's commercial banks to the rapid
development of China's real estate industry has made important contribution. According
to incomplete statistics, in which real estate development funds , loans from commercial

prevent real estate lending business risk , risk assessment of real estate projects on the
increasingly important.
Ideas and methods of risk assessment activities related to this paper LY bank real
estate loan programs through analysis and research in the prevention of domestic and
foreign real estate project loan risk , the use of AHP to establish commercial bank real
estate loan risk assessment comparing models , thus to get a real estate loan project
grading indicators and scoring methods . Then use the methods of empirical analysis in
order to assess the XJ LY Bank Garden Project , for example, through the collection ,
collation and analysis of relevant data , the project assessed. LY bank guard in order to
standardize the process of real estate loan project ideas and risk assessment analysis and
risk assessment studies above .
